Mini-split units handle heating and cooling on electric, and an enclosed outdoor shower sits on the deck for coming in off the water.
Completely off the grid, by necessity
There are no utility lines running to the middle of a shipping channel, so the lighthouse makes its own. Power comes from a solar array with battery storage, backed up by a diesel generator for the stretches when the sun does not cooperate. Fresh water is handled by rainwater collection feeding a cistern. Waste runs through an approved marine sanitation system. In practice it is a self-sufficient island home, which is part of why the property is offered fully furnished and ready to use rather than as a project to finish.
That independence is the trade for the privacy. You are not tied to a grid, a water main, or a sewer district, but you are responsible for your own systems and your own crossing.
