Seven properties for sale right now in Tennessee, every one of them priced between $224,000 and $300,000, and every one of them on at least 5 acres. That’s where the similarity ends. One is a true off-grid cabin running on solar and a generator. One is a National Register landmark with a Jesse James legend attached to it. Two are log cabins built two decades apart. One is a plain 1955 farmhouse with a barn and a greenhouse. What they share is acreage, a price tag under $300,000, and the kind of space that doesn’t exist at this price closer to a metro area.
Below: price, specs, what each listing actually shows in its photos, and the agent to call. Ordered low to high.

5690 Cerro Gordo Rd, Olivehill, TN 38475
$224,000. Two bedrooms, one and a half baths, 700 square feet, 5 acres, built 2025. Hardin County.
This is a newly built tiny home with a loft, finished in white shiplap with black-framed windows and a wraparound deck. The listing describes Smith Fork Creek running the back property line, roughly 2.5 acres of electric fencing, and a 24-by-24 barn or stable, none of which appear in the photos available to us, so take those as listing claims rather than things we can confirm visually.

MLS: Not listed. Listed by: Marisa Casteel, BST Realty.

221 County Road 288, Niota, TN 37826
$239,900. Two bedrooms, two bathrooms, 1,080 square feet, 5.25 acres, built 1974. McMinn County.
The listing calls this a true log cabin and mentions views of a tranquil pond. The pond itself is real: an aerial photo shows a pond at the edge of the property, though it sits well down the slope from the house rather than immediately beside it. A barn is also listed among the additional structures.

No public tax history is available for this parcel per the listing site, and the facts panel does not give a tax figure either, so we have nothing reliable to report on taxes.
MLS: East Tennessee Realtors #1346233. Listed by: Michael Cansler, Silver Key Realty.

101 Mountain View Rd, Robbins, TN 37852
$258,000. Three bedrooms, one bathroom, 1,079 square feet, 5.54 acres, built 1955. Scott County.
A plain farmhouse with a wraparound porch, sold with two adjoining tracts. The listing describes a greenhouse, chicken coops, a barn, a utility building, and a carport, aimed squarely at a mini-farm or homestead buyer rather than a weekend cabin buyer.

No public tax history is available for this parcel per the listing site either, so taxes are not reported here.
MLS: Knoxville MLS #1357640. Listed by: Melissa Fancher, Ayers Auction and Real Estate.

301 Joe Barnett Rd, Jamestown, TN 38556
$259,000. Three bedrooms, one bathroom, 928 square feet, 5.02 acres, built 2001. Fentress County.
A two-story rustic wood cabin on the Cumberland Plateau, with a main-level primary bedroom, a 160-square-foot upper loft, hardwood floors throughout, and a cast-iron soaking tub in the bathroom. A long covered porch wraps two sides of the house, and a detached outbuilding sits in the trees nearby.

Public tax history confirms $484 for 2025, matching the listing’s own figure.
MLS: UCMLS #246494. Listed by: Lisa Garrett, Mitchell Real Estate & Auction Co.

4003 Chapel Hill Rd, Crawford, TN 38554
$289,900. Three bedrooms, three bathrooms, 2,255 square feet, 5.36 acres, built 2011. Cumberland County.
The largest and most finished of the seven: a log cabin with vaulted wood ceilings in the living room, a primary bedroom and a guest bedroom on the main level, a third bedroom with its own bath upstairs, and a partially finished walk-out basement with room for a rec space. RV hookups are already in place, and a carport and a separate outbuilding sit outside.

Public tax history’s most recent figure is $772 for 2025, close to but not identical to the $771 the facts panel lists. We used the public tax history figure.
MLS: UCMLS #247608. Listed by: Vickie Loftis and April Alcorn, American Way Real Estate.

4081 Highway 360, Tellico Plains, TN 37385
$299,000. Two bedrooms, one bathroom, 576 square feet, 5 acres, built 2025. Monroe County.
The only genuinely off-grid property of the seven. New construction, powered entirely by a 12-volt solar and generator system, with an outhouse, a Starlink antenna, and a propane Ben Franklin stove for heat. The listing estimates roughly $50,000 to convert the property to conventional water, electric, and septic service if a buyer wants it. A gated entrance and a long private driveway lead to the cabin, which has a wraparound porch and a loft bedroom reached by a wood staircase.

No usable public tax history is available for this newly built parcel, so taxes are not reported here. Buyers should budget for the roughly $50,000 conventional-utility conversion the listing itself describes if off-grid living isn’t the goal.
MLS: Knoxville MLS #1356759. Listed by: Bob Mundle and Kristy Powers, Allen Realty.

375 Highway 13 N, Waverly, TN 37185
$300,000. Four bedrooms, four and a half bathrooms, 3,814 square feet, 8.7 acres, built 1870. Humphreys County.
The Nolan House, listed on the National Register of Historic Places. Built by Civil War veteran James Nicholas Nolan, with Italianate and Queen Anne influences, 12-foot ceilings, a formal living and dining room, original mantels and moldings, and a separate “Gentlemen’s Room” the listing says Jesse James once played poker in. The grounds have been used as a private residence, a bed and breakfast, and a wedding venue, with a detached carriage house and garage added in 2007. The property’s own records panel lists a 1900 build year against the listing’s 1870 claim; we used 1870, the figure tied to the home’s documented history and its National Register listing.

No usable public tax history is available for this listing, so taxes are not reported here. The property has seen several price reductions since its original 2025 listing, and the current ask is $300,000.
MLS: REALTRACS #3058407. Listed by: Corinne Gonzalez and Cheryl Skolnick, Keller Williams Realty Nashville/Franklin.

What to take from the seven
Acreage is the one constant. Every property here sits on 5 acres or more, which is the real reason the price per square foot runs so low on some of them: you are buying land first and a house second. Four of the seven are log or wood-sided cabins. Two run on conventional utilities with no issues reported. One runs entirely off-grid by design, and one, the oldest and most expensive, carries a documented 150-year history that the other six don’t have anything close to.
None of these are flawless listings. Three have no usable public tax record at all, which means budgeting for taxes on those three means calling the county directly rather than trusting anything on the page. If you’re building a broader shortlist of below-market rural Tennessee properties, we also have full write-ups on 152 Cavanaugh Ln in Byrdstown and 7300 Snake Hollow Rd in Sneedville, both more Tennessee acreage in the same general price range. For a wider net, including distressed and bank-owned properties outside Tennessee, foreclosure.com is where we send readers who want to track more of this market themselves. The rest of what’s currently active is on the properties page.
