A three-bedroom, one-bath cabin built in 2015 on 1.9 acres in a hollow in Breathitt County, with a creek beside it and a driveway that fords that creek to get in, listed at $140,000. It has electricity, public water, septic and high-speed internet, per the listing. It first came on in November 2025 at $180,000 and has been cut twice since, most recently to $140,000 on July 29.

The land and setting

The listing describes 1.9 private acres surrounded by nature, with the sound of running water. The aerials show what that means: a steep, wooded hollow with a single-lane road following the creek along the bottom, and the cabin on a flat pocket of ground beside the water. The listing’s own aerial draws the parcel as a wedge running up the hillside behind the cabin, so most of the acreage is slope.

Getting in is the memorable part. The directions say to GPS 874 Fugate Fork Road, look for the Kenneth and Earl Drive sign on the right, go down the driveway, and cross the creek. There is no bridge in the photos. The drive runs off the gravel straight into the water and out the other side.

Clayhole is in eastern Kentucky, southeast of Jackson. The photos were taken across seasons, and the snow shots show how the hollow holds the cold.

The house

An A-frame style cabin, two stories with a balcony off the upper floor, a covered porch, a deck, a metal roof and wood siding, built in 2015. The listing gives 1,000 square feet, three bedrooms, one bath and six rooms in total. Floors are vinyl. Heat is a space heater, and cooling is window units and ceiling fans. There is no central system of either kind on the listing.

Inside, the photos show a living room with dark painted walls, a leather sofa and recliners, a wall-mounted television and exposed beams. The kitchen has dark cabinets, a stainless refrigerator, a range and a window over the sink. A stacked washer and dryer sits beside the bathroom, which has a curtained shower. One bedroom has blue walls and a bed. The other two rooms, one on the ground floor and one upstairs under the roof, are painted grey and mostly empty. The upstairs room opens onto the balcony.

Water is public and the property is on septic. The listing says high-speed internet without naming the provider. The pitch is a full-time home, a weekend place, or a short-term rental.

What to know before you call

The county record is empty. Redfin’s public-record panel for this parcel shows nothing: no square footage, no bath count, no year built, no lot size, no parcel number and no tax history. So the 1,000 square feet, the one bath and the 2015 build date rest on the listing alone. Ask the Breathitt County PVA for the property card and the parcel map before you rely on any of them, and get a survey if the 1.9 acres matters to the price.

No tax figure, and Kentucky will use the sale price. Nothing on the listing or the county panel gives a tax bill. Kentucky’s PVAs assess at fair cash value and treat a recorded sale as the best evidence of it, so expect the assessment to move toward $140,000 after closing and budget from that, not from whatever the current owner pays.

You drive through the creek. That is the listing’s own selling line, and it is also the access. There is no bridge in the photos. Ask what the crossing does after a hard rain, whether a delivery truck or an ambulance will make it, who maintains the road up the hollow, and whether the county plows it. Flood zone is not listed, and a cabin on a creek bank in a hollow is exactly where a lender will ask for a flood determination.

Space heat only. Heating is a space heater and cooling is window units. That is fine for a weekend place and a question for a full-time one, and some insurers and lenders will want a permanent heat source. The listing does not say what fuel the heater uses.

The price has come down $40,000 in nine months. Who it suits. A weekend or short-term-rental buyer who wants the creek and the hollow and has priced in a survey, a flood determination and a real heating system.
