525 Rock Elm Ln

Fifty-seven acres in Lewis County with two cabins, a pond, and more than 4,000 feet of frontage on Kinniconick Creek, listed at $425,000 through a private gated lane off KY 59. The creek wraps three sides of the tract and splits around an island the listing puts at seven to ten acres. The same property sold for $300,000 in July 2025 and came back on the market a year later at $125,000 more, and the county record for the parcel at this address does not match the listing, so the numbers need reconciling before the setting does its work on you.

The land and setting

The listing describes 57 acres, plus or minus, per the Lewis County PVA. Entry is through a gate onto a long private lane framed by mature trees. The lane opens into a clearing with a large pond about halfway in, then continues on to the cabins.

Kinniconick Creek is the reason to look. The listing claims over 4,000 linear feet of frontage, with the creek wrapping the property on the north, west and south. On the western side the water splits around an island of seven to ten acres, with class 2 rapids on one channel and a large, slow pool that the listing pitches for swimming and fishing. Kinniconick is known for muskie and smallmouth and for paddling. The photos show a wide, shallow creek under hardwood canopy, a rocky riffle, and a deep green pool.

The terrain is listed as rolling and gently sloping, wooded, with a view. The listing also claims significant timber value and deer habitat, and three of the photos label individual cherrybark, white and black oaks. Take the timber claim as the seller’s opinion until a forester has looked at it.

What’s on the land

The listing is filed as vacant land, but there are two cabins. The first is a Canadian precut spruce cabin the listing dates to 1959, with a covered porch and a stone chimney. Inside, the photos show one large room with a stone fireplace and a wood-burning insert, exposed beams, wood floors, a kitchen along one wall, a wall of windows facing the trees, at least one bedroom, and a bathroom with a pedestal sink. The listing says the cabins were built with solid oak, walnut and cherry.

The second is a hand-hewn log cabin that the listing says was found in Pendleton County, Kentucky, taken down, and reassembled here about ten years ago. The photos show chinked log walls, a metal roof, a porch, a loft window, wide plank floors and a bare interior with windows on two sides. A third, smaller wood-sided building with a metal roof also appears in the photos and is not described in the listing.

Utilities on the listing are electricity connected and water connected. Nothing is said about sewer or septic, heating, cooling, or internet. There is no square footage, no bedroom count, and no year built on the listing itself. The IDX copy of the same MLS record shows one bath. Treat every one of those gaps as a question for the agent, not an answer.

What to know before you call

The acreage and the county record disagree. The listing says 57 acres per the PVA. The county record attached to this address, parcel 090-00-00-001.03, shows 3.26 acres with a legal description of a lot and a mobile home with an addition. The most likely explanation is that the sale covers several parcels and this address sits on one of them, but that is a guess, and a buyer should get the full parcel list and a survey before agreeing to a price per acre. The framed survey in the photos is a start. The 2025 tax figure of $57.95 applies to that 3.26-acre parcel only. Taxes on the whole tract will be higher, and the county will reassess after a sale at $425,000.

The price went up $125,000 in a year. The listing history shows the property listed at $325,000 in June 2025, sold for $300,000 on July 3, 2025, and relisted at $425,000 on July 22, 2026. The new listing’s remarks are a rewrite of the old ones, and the island shrank from about ten acres to seven to ten. Nothing on the listing explains the increase. Ask what changed.

The address comes three ways. The MLS record and the directions say Rock Elm Ln. Zillow lists the same MLS number as 525 Elm St. The county record says 525 Rock Run. Same parcel, three names, which matters for title work, insurance and the deed.

It is listed as land, with no financing terms. A property filed as vacant land, with cabins the listing does not size or date, may not qualify for a conventional mortgage, and the listing does not say what financing the seller will accept. Sewer, heating and road frontage are all absent. Assume cash or a land loan until the agent says otherwise.

Who it suits. Someone buying the creek, the woods and the seclusion, with cash or a lender that does land, and with the patience to sort out the parcels first. It is a retreat, not a turnkey house.
