This is a log cabin of 1,440 square feet built in 1989 on 37.7 acres of aspen and spruce at about 9,900 feet, in the Stratman Subdivision off County Road 1TT, with a Powderhorn mailing address and a parcel that sits in Saguache County. The remarks describe an off-grid cabin on solar with three bedrooms, expansive decks, a second smaller cabin the seller calls a blank canvas, and a road that is seasonal by high-clearance vehicle and a snowmobile ride once the snow falls. The listing gives no baths. It was listed on May 25, 2026 at $450,000 and cut twice, to $439,999 in July and $429,999 on September 3. The county record shows it sold for $110,000 in September 2007 and for $28,000 in 1989.
There is no street address. The listing carries the parcel as TBD County Road 1TT. That means no mail, no utility service order and no 911 address until the county assigns a number, and lenders and insurers will ask for one before they quote.
The cabin
The photos show a two-story log cabin on a post foundation with a wraparound deck on the lower level, a balcony under the gable on the upper level, firewood stacked under the deck and along the rail, and propane cylinders at the wall. Inside, the ceilings are exposed beam under plank, the posts are peeled logs, the kitchen has a red refrigerator, a range, white cabinets and a sink under the window, and a blue water barrel stands by the cabinets. The living room has a sofa, a table, a recliner and a wood stove on a stone hearth, with deer and elk mounts on the walls and a log stair to the loft. The bedrooms on the lower level have their own wood stove and a glass door to the deck, and the loft has two sleeping areas under the slope of the roof. One photo shows a bathroom with a toilet, a sink and a yellow wall.



The rest of the property
A panel of solar equipment hangs on a plywood wall. An outhouse stands in the aspens. The second cabin is a small log-fronted building with a metal roof, stacked wood and a stone stoop, in the spruce a short walk from the main cabin. The aerial shows the parcel as aspen and meadow on a hillside with the valley below and mountains on the horizon.

What to know before you call
Saguache County, with a Gunnison County address. Powderhorn is a Gunnison County post office, and Zillow lists Gunnison schools. The coordinates fall in Saguache County, the parcel number is a Saguache number, and the Saguache assessor carries the record. That is where the taxes are paid, where a building permit comes from, whose road department maintains County Road 1TT, and whose sheriff answers a call. Ask which county’s land use code governs the guest house you might build, because it is Saguache’s.
Zero baths in the listing, a toilet in the photos, an outhouse at the county. The listing gives no bathrooms. The county’s residential record says bathroom, outdoor john, and records no bathroom fixtures. One photo shows a toilet and a sink in a small room. The remarks say nothing about water or sewer, and the photos show a water barrel in the kitchen and an outhouse in the trees. Ask what the toilet drains to. If it is a septic system, ask for the Saguache County permit. If it is a holding tank, ask who pumps it and how a truck reaches it on a road for high-clearance vehicles. If it is nothing, the listing’s zero is honest and the room is not a bathroom.
No well, and what a well permit would allow. The listing lists no water. The state’s well permit database shows no permit under this parcel and domestic wells 127 and 128 feet deep on neighboring Stratman parcels, so water is there to be drilled for. Colorado’s rule turns on 35 acres: a parcel of 35 acres or more can get a domestic well permit that allows in-house use, livestock and an acre of lawn or garden, while a smaller parcel in a subdivision gets household-use-only. At 37.7 acres on the county roll this parcel is over the line, but ask the Division of Water Resources whether the Stratman Subdivision’s approval carries any water condition, and ask what the barrel in the kitchen is filled from. There is no surface water right in the listing, and under prior appropriation none comes with the land unless it is decreed.
A $110,000 sale in 2007 and a 2026 asking price four times that. The county’s transfer record shows a warranty deed at $110,000 in September 2007, quit claim deeds around it, and $28,000 in 1989. The cabin was built in 1989. The listing says tastefully remodeled and thoughtfully updated and gives no dates. The county’s record shows zero percent remodeled and a 2016 inspection remark. Ask what was done, when, and with what permits, because the price has to be carried by nineteen years of work the county has not seen.
The second cabin is not on the county record. The listing counts a guest house and a shed. The photos show a second log-fronted cabin and an outhouse. The county’s improvement record lists one residence and nothing else. Ask Saguache County Land Use whether the second cabin, the outhouse, the solar installation and the decks were permitted, and whether a guest house is an allowed use on an agricultural parcel in this subdivision. An unrecorded building is one the assessor will add when it finds it, and one an insurer may not cover.
Colorado taxes on a cabin. Colorado assesses residential property at about 6 to 7 percent of actual value and vacant land and other non-residential property at about 27 percent, and it values agricultural land on what it earns rather than what it sells for. The county classes both the cabin and all 37.7 acres as residential, which is why $176,150 of value carries a $654 bill at 56.2 mills. There is no agricultural classification here to lose, and no sale reset: Colorado reappraises every property every two years from sales, so a $430,000 closing becomes evidence in the next cycle for this parcel and its neighbors. The risk runs the other way. If the county ever decided the cabin was not a residence, the land would move to the vacant rate and the bill would roughly quadruple.
The road, the season, and the snow. The listing says dirt and four-wheel drive. The remarks say seasonally accessible by high-clearance vehicle and by snowmobile in winter. At 9,900 feet in the hills between the Cochetopa country and Powderhorn, winter runs from October into May and the snow stays. Nothing says whether Saguache County maintains this stretch of County Road 1TT at all, where the county’s plowing stops, or where the driveway leaves the road. Ask the Saguache County Road and Bridge department which roads it maintains and which it closes, and ask the seller where the snowmobile ride begins and how long it is. Ask too whether the driveway from the road to the cabin is on the parcel or on a neighbor’s, because a subdivision road and a county road are different things.
BLM land a few hundred feet away, and how you cross it. The BLM’s surface management layer and the federal protected areas database both put Bureau of Land Management land, in the Gunnison Field Office, within about a hundred meters of the listing coordinates, and the pin itself on private land. The remarks say nearby BLM access. The Powderhorn Wilderness is twelve to twenty kilometers off, not on the boundary, and there is no national forest within five kilometers. Ask for a survey that shows which sides touch BLM. If the road or the driveway crosses BLM land, ask for the right-of-way grant that allows it, because without one the crossing is at the agency’s pleasure.
Wildfire and insurance at 9,900 feet. The cabin is log on a post foundation, heated by wood stoves, in aspen with spruce around it, with firewood stacked against the walls and under the deck, on a road a fire engine may not manage in mud season. Colorado insurers have pulled back from mountain properties, and the state opened a FAIR Plan in 2025 as the insurer of last resort. Before you write an offer, get a quote in writing from a carrier that will cover a log cabin with wood-stove-only heat and no year-round road, and ask what mitigation it requires. Ask the seller what the cabin is insured for now.
Three bedrooms and a loft. The listing gives three bedrooms with the primary on the lower level. The county gives no bedrooms and two rooms, with a remark that the upper floor is a sleeping area. The photos show one bedroom on the lower level with a wood stove and a deck door, and two loft rooms under the roof slope. A loft under a pitched roof is a bedroom to a listing and something else to an appraiser and a building inspector. Ask how the rooms were counted.
Two roofs and two sidings. The listing says tin roof and wood siding. The county says asphalt shingles and mineral roll roofing, and log exterior. The photos show metal roofing and log walls. Ask when the roof was replaced and whether the county was told.
Thirty-one photos, the listing’s full set. Zillow carries 31 photographs and we used all of them, at the 1,024-pixel width the listing supplies. Redfin has no record of this listing, and its only County Road 1TT hit is a different cabin on 29 acres. There is no photo of the road, the driveway, the second cabin’s interior, the well or water source if there is one, a septic field, or the boundary. Nothing is virtually staged and nothing is furnished for the camera: the cabin is shown as lived in.
