40 off-grid acres with a log cabin and a sauna, walled in by state forest
Forty acres in the western Upper Peninsula with a 2002 log cabin, a sauna and an outhouse, bordered by state forest on two sides and commercial timberland on the other two, listed at $114,800. It is a hunting camp, fully off the grid: solar and generator power, two wood stoves, water hauled in and stored indoors, no well and no septic. It has no street address. The listing calls it Off King Lake Road, and getting there means two miles of two-track after the county road ends.
The land and setting
The listing describes 40 acres in Spurr Township, Baraga County, with State of Michigan forest land on the north and east and commercial forestry land on the west and south, and pitches the thousands of adjoining public acres for hunting, fishing and trapping. It lists moose, deer, bear, snowshoe hare, partridge and woodcock, and puts public access to King, Parent and Ruth lakes nearby, with the Tioga and Sturgeon rivers for trout.

The directions are the access story. From Marquette, US 41 north for 48.5 miles to King Lake Road, left for two miles to a Y, left a tenth of a mile, then right onto a two-track woods road for two miles, to a gas-line right-of-way at the northwest corner of the property, then left 200 feet to the cabin on the hill. The MLS lists the roads as seasonal and the frontage as 1,320 feet, with frontage type “see remarks.” A quarter mile is one side of a square forty. Nothing on the listing says whether the two miles of two-track cross the neighboring state and commercial land by deeded easement, by permission, or by habit.

What’s on the land
A log cabin built in 2002 on piers, two stories, 960 square feet by the listing, with a covered porch front and back. The main floor is one open room: a kitchen along the back wall with a green enamel wood cookstove, a table by the window, recliners, and a second wood stove in the corner. Upstairs is a bunkhouse loft, 24 by 20 feet by the MLS, with built-in bunks under the rafters and a window nook. The listing counts it as one bedroom and lists no bathroom.

Power is solar plus a generator. Heat is wood, with propane listed under utilities. Water is an indoor storage system. The MLS lists water as none, sewer as none, water heater as none and cooling as none.

The sauna is a separate log building with a changing room, a shower area, its own water storage and a covered woodpile at one end. The outhouse is the third structure. The listing does not give a size, an age or a permit history for any of the three.

What to know before you call
There is no street address. The listing is filed as Off King Lake Road, and Redfin carries it as TBD. That is normal for a camp parcel, and it has consequences: no mail delivery, no utility service order, no 911 address until the county assigns one, and lenders and insurers who want an address before they will quote. Ask the township what it takes to get one assigned.
Two counties claim it. The listing puts the parcel in Spurr Township, Baraga County, with the township code to match. The public-record panel attached to the listing labels it Marquette County under parcel 005-229-001-00, with every other field blank: no acreage, no year built, no taxes. The mailing city is Michigamme, which is in Marquette County, and that is likely where the confusion comes from. Confirm the parcel number with Baraga County’s equalization office before you rely on anything the record says.
Access is not documented. The route in runs two miles over a two-track after the county road, across land the listing itself describes as belonging to the state and to a timber company, to a gas-line right-of-way. The listing does not say whether that access is a recorded easement. On a landlocked forty, the easement is the property. Get it in writing, from the deed, before you make an offer, and ask who plows, because the MLS calls the roads seasonal.
Taxes will reset after the sale. The listing gives $1,260 a year. Michigan uncaps a parcel’s taxable value the year after it changes hands, so the new owner’s bill is based on the assessed value at that point rather than the previous owner’s capped figure. A sale at $114,800 gives the assessor a number to work from. Ask Spurr Township for the current assessed and taxable values.
No water, no septic, no permit history. The cabin runs on stored water and an outhouse. The listing does not say whether the cabin, the sauna or the outhouse were permitted, or whether the township requires a septic permit for a structure with a shower. Nothing about that is unusual for a UP camp, but it decides what you can add later.
Who it suits. A hunter or a family that wants a working camp next to public land and is fine with hauling water and running a generator, buying with cash or a land loan, and willing to chase the easement and the county record first.
