A two-story farmhouse on Loop Road in Hyde County, listed as land, 12.99 acres across two parcels with water access on Jones Creek and seven to nine acres of pines the remarks call harvestable, at $115,000. The listing says the house is about 1,600 square feet, that it was heated by wood stoves that have since been removed, that it has three upstairs rooms that could be bedrooms and one working bath, and that it is a labor of love. The county has the main parcel at 8 acres, the house built in 1960, and the whole of it in FEMA Zone AE. It was listed August 13, went under contract five days later, came back on the market, and has been cut twice since.

The land and setting

The listing gives 12.99 acres and the remarks say two parcels totaling approximately 13, a roughly 12 acre tract with the farmhouse and a second plot of nearly one acre. The plat in the photos draws both: parcel 3441 marked 12 acres and parcel 3186 marked 0.99 acres, a small square at the road corner. Hyde County records parcel 3441 at 348,480 square feet, which is 8 acres. That is a four acre gap on the main parcel.

Loop Road runs along the front, with 725 feet of street frontage per the listing. The house and yard sit at the road, and the parcel runs back into pines and, at the far end, low wet ground where the plat’s arrows mark the Jones Creek access. The remarks say the creek feeds Slade Creek and then the Pungo River, and that it takes a johnboat, canoe or kayak. No photo shows the creek, a path to it, or a place to launch. The aerials show the water on the horizon and farm fields on the far side of the road.

The listing lists the lot as waterfront, feature creek, zoning RES, no subdivision, no HOA. A transmission line corridor runs along the outside of the west boundary on the plat.

The house

The remarks call it an early 1900s farmhouse. The county record says built 1960, two stories, 1,464 square feet, brick foundation, composition shingle roof, and lists the building type as single family manufactured with a conventional style. The photos show a two-story frame house with twin brick chimneys, white siding, a full-width front porch and a one-story kitchen wing off the back reached through the screened porch.

The listing’s floor plan gives 1,625 square feet of living area, 908 down and 717 up, with the 165 square foot screened porch excluded. It draws a living room, a primary bedroom, an entry and a 9 by 5 bath on the main floor, the dining area and eat-in kitchen in the wing, and three bedrooms and a hall upstairs. The remarks count three upstairs rooms and two large rooms downstairs. The photos show beds in five rooms and belongings in all of them.

The remarks say the living area is not counted as heated square footage because the wood stoves that heated it have been removed. The county’s heating field reads stove. There is no heat source listed. The photos show window air conditioners in the upstairs windows and a propane tank against the kitchen wing, and the listing does not mention propane.

The one bath has a tub, a blue sink and toilet, and the water heater standing in the corner of the room. The kitchen has a range, a refrigerator, wood cabinets and a blue plank ceiling, and opens onto the screened porch.

What to know before you call

Thirteen acres in the listing, eight in the county. The remarks and the plat put the main parcel at 12 acres and the second at 0.99. Hyde County has parcel 3441 at 348,480 square feet, exactly 8 acres. The second parcel has no county record we could find under the listing. Four acres is a third of what you would be paying for, and the seven to nine acres of pines the remarks price as timber do not fit inside 8 acres with a house and yard. Have the title company pull both deeds and the recorded survey before you rely on any acreage, and ask the agent where the 12 comes from.

A buyer already terminated. It went under contract on August 18 and was back on the market on August 21, and the remarks tell you to ask about the previous buyers’ termination. The price has come down $14,000 since. Ask what the buyer found. If there was an inspection, a survey, a wetland delineation or a flood quote, ask to see it.

The seller has owned it less than a year. The listing says owned 12 months or less, and neither site has a sale on record. Ask what the seller paid, when, and what has been done since.

No heat. The stoves that heated the house are gone and nothing replaced them. The county’s heating field still says stove. The photos show window units and a propane tank, and the listing does not say what the tank feeds. Ask whether the chimneys are lined and sound, whether the tank is owned or leased and what it runs, and what it will take to heat 1,625 square feet of old house.

No sewer listed. Water is public and the listing says nothing about sewer. A house on Loop Road with one bath and a water heater in it almost certainly has a septic system, and this is low coastal-plain ground in a flood zone where septic permits are the hard part of any renovation. Ask for the permit, the last pump, and where the tank and drain field are.

Zone AE, on the coastal plain. Zillow’s climate panel puts the property in FEMA Zone AE, and the First Street model rates flood risk 10 of 10. A federally backed loan on a house in Zone AE requires flood insurance, and the premium follows the elevation. Ask for an elevation certificate and a flood insurance quote before you write an offer, not after. Hyde County is in the territory where wind coverage often has to come through the state’s coastal plan, so get a wind quote too. If those numbers do not work, nothing else about the house matters.

Early 1900s or 1960, farmhouse or manufactured. The remarks say early 1900 era. The county says built 1960 and lists the building type as single family manufactured with a conventional style. The photos show a two-story frame house with brick chimneys that does not look like anything that arrived on a truck. County records on old houses are often wrong, but a manufactured classification can affect financing and insurance until it is corrected. Ask the tax office how the house is classified and why.

Listed as land. The listing is filed as lot and land with no bedrooms, baths or square footage, which is why the header of this post carries none. That is also how a house with no heat gets around a heated square footage field. A lender who orders an appraisal on a land listing will want to know why.

Square footage, three ways. About 1,600 in the remarks, 1,625 on the floor plan, 1,464 at the county. The floor plan draws four bedrooms and the remarks count three upstairs rooms. Take the floor plan as the best measurement and ask what the county is missing.

The creek access is at the back, through the pines, and not in the photos. The plat’s arrows point to the far northwest corner of the parcel, past the timber, on ground the plat shows as low and wet. No photo shows the creek, a trail, a landing or a boat. Ask how you reach it, whether it is a walk or a wade, and whether any of that back ground has been delineated as wetland, because wetlands limit both the timber harvest and anything you might build.

Timber, on a parcel that may be smaller than advertised. The remarks price seven to nine acres of harvestable pines into the deal. Get a timber cruise before you count on it, and see the acreage note above.

Present-use value. North Carolina’s present-use program defers taxes on qualifying farm and forest land and bills three years of deferred tax with interest when the land leaves the program or fails to qualify. Forestry needs 20 acres and agriculture needs 10 in production, so this parcel is a poor fit at either 13 or 8 acres, but the county land value is low enough to ask. Ask the Hyde County tax office whether either parcel is enrolled and what the rollback would be.

Taxes will not reset at closing. North Carolina reappraises on a county cycle of up to eight years and does not reassess on sale. Hyde County’s last reappraisal nearly doubled this parcel’s assessment in 2024, from $51,354 to $98,891, and the bill went from $537 to $910. The listing’s $1,135 is higher than the county’s figure and may include the second parcel or a fire district. Ask for both tax bills.

Occupied and full. Every room in the photos holds furniture, boxes and belongings, and the listing does not say what conveys or when the house will be empty. Ask.

What is not shown. The creek, the timber from the ground, the septic, the crawl space, the second parcel from the ground, and the attic.
