The first line of the listing is the one that matters: the price reflects needed repairs to the foundation, and the floor system needs replacing. The listing says a quote is in the documents, which means the seller has priced the work and expects the buyer to take it on. The interior photos do not show the problem, and they were taken in December 2025.

What to know before you call

The foundation and floor system. This is the listing’s own disclosure, so take it as given rather than as a risk to discover. Get the quote from the documents, then get your own. A floor system replacement in a 1935 house can uncover more than the quote covers, and a lender’s appraiser may condition the loan on the work. The listing does not say what financing the seller will accept.

The price history says the market has already discounted it. The house was listed in March 2024 at $324,900, cut twice, and pulled in May 2024. It came back on December 11, 2025 at the same $324,900, went to $299,900 in January, $274,900 in February, went under contract on March 30, came back on April 13, then dropped to $249,900 in May and $229,900 in June. That is $95,000 off the original ask and one buyer who backed out. The documents were updated on June 19, which is when the repair quote most likely went in.

Acreage and square footage do not match the county. The listing says 2.37 acres and 2,254 square feet. Wayne County has the parcel at 2.24 acres and 2,235 finished square feet, with a total building footprint of 2,799 that presumably takes in porches. Small gaps, but a survey settles the acreage and the appraiser will use the county’s number until one does.

The tax figure on the listing is a year old. The listing shows $1,163.21, which is the county’s 2024 bill. The 2025 bill is $1,395.64. Wayne County revalued in 2024 and the assessed value went from $139,040 to $196,320. Budget from the 2025 figure. A sale at $229,900 is above the current assessment, so expect the next county revaluation to move it again.

Who it suits. Someone who wants the shop as much as the house, has cash or a lender comfortable with a repair condition, and is willing to price the foundation work before making an offer rather than after.
