The listing says the cabin was built with logs cut off the property, that it has an antique cook stove and built-in bunk beds, and that the timber is primarily hard maple, suggesting a sugar camp. The parcel has no assigned street address, which is why the listing calls it Off County Line Lake Rd. It has been on and off the market since October 2023, first at $129,000, and has been removed three times.

Built in 1990, 449 square feet, log construction under a metal roof, Cabin style. The listing gives no bedroom or bathroom count. The rooms named are a great room of 20 by 20 and a bonus room of 7 by 7, the back room the remarks call a place to wash up.

The interior is bare log, with a centre post carrying the roof beam. Heating is Propane and None, and appliances are given as “No Hot Water”. The photos show a woodstove in the corner and an antique cook stove with an oven, both named in the remarks.

There is no garage. Exterior features list a leased propane tank, and the photos show a propane line running to a mantle lamp at the roof peak, which is the lighting on a camp with no utility power.

The built-in bunk appears at the edge of one photo, a mattress on a log platform. The remarks call the camp quick to set up and quick to tear down, which fits what the photos show: a shell with a stove, a counter and somewhere to sleep.

What to know before you call

That is normal for undeveloped land with a camp on it, but it means no mail delivery and emergency services routed by parcel or coordinates. It also breaks the usual public-records check: Redfin holds no record for this address in any form, and Zillow reports no tax history and no assessor link. Ask the agent for the parcel number in writing and take it to the Ontonagon County equalization department yourself.

There is no county cross-check on the acreage. Every figure in the table comes from the listing, with no second source to test it against. The 40 acres and the 1,320 by 1,320 dimensions are internally consistent and a single parcel is named, but we could not confirm the acreage, the boundaries or the ownership against any public record. Have the title company pull the legal description before you rely on it.

This is a camp with a stove and a bunk, not a dwelling. Ask whether a well was ever drilled, what a septic permit would require in this township, and whether the privy is permitted.

The privy is not in any photo. It is named as a feature and none of the twenty-eight photos shows it, nor a well, a generator or a solar array. Ask where it is, what condition it is in, and how the camp gets water when it is in use.

A structure appears that the listing does not name. One photo shows a timber frame among the trees, posts and a header, apparently unfinished, while the listing describes only the cabin. Ask what it is, whether it stays, and whether it or the cabin was permitted, since an unpermitted structure becomes the buyer’s problem at resale.

The fireplace fields contradict each other. The listing says Has fireplace: No, then gives Fireplace features: Multiple. The photos show a woodstove and an antique cook stove, both solid fuel appliances and neither a fireplace. Insurers ask about exactly this on a building this remote. Ask what is installed, whether the chimney and stovepipe are sound, and whether anyone will write a policy on it.

It has not sold in three years of trying. Listed October 2023 at $129,000, removed. Relisted May 2024 at $127,000, cut to $124,000, removed. Relisted May 2025 at $119,000, removed on New Year’s Day. Relisted April 2026 at the same price, now 139 days on market. That is five cycles and a $10,000 reduction without a sale. The price may be ahead of the market for a camp with no water, no power and no address, or something in the access or title may be putting buyers off. Ask the agent plainly why, and take the answer seriously.

Financing terms are not stated. This listing names no acceptable terms at all. A 449 square foot off-grid camp with no water, no sewer, no address and unimproved access is not a conventional mortgage, and land loans on unaddressed parcels are their own category. Assume cash or a recreational land lender, and confirm before you write anything.
