Cut Across Rd

Forty acres in the western Upper Peninsula with a 1997 cabin, a spring-fed pond, a garage, a generator building and a solar system, listed at $219,000 and sold furnished. The listing says the parcel is surrounded by thousands of acres of commercial forest, that moose, bear, eagles and deer come to the pond, and that the trail from the road to the cabin is not plowed in winter. It has no street number. The listing files it as TBD Cut Across Road.

The land and setting

The listing gives 40 acres of what it calls rugged terrain, with ATV trails cut through it and two enclosed deer stands on the south corners. The aerials show the property as a small clearing in unbroken woods: a mown lawn around the cabin, the pond a few steps from the porch with a stone-edged bank, and the outbuildings grouped along a two-track that disappears into the trees.

The listing puts Lake Michigamme, which it sizes at 4,000 acres, six miles up the grade. Michigamme is the mailing address, and the listing brokerage’s page files the parcel in Iron County. Michigamme itself is in Marquette County, and the county decides where the deed, the tax bill and the permits live.

Access is the part to read twice. The listing describes a trail between the road and the cabin, says it is not plowed in the winter months, and offers snowmobile or snowshoe as the way in, or plowing arranged privately. It does not say how long the trail is, who owns the ground it crosses, or whether there is a recorded easement. It does not say whether Cut Across Road itself is a county road.

The listing says it is fully insulated and frame built, with mahogany flooring and wood finishes inside. Heat is a wood stove with a gas wall heater as backup. Power is a generator and a solar system. It comes furnished, with the listing saying nearly everything is included in the price.

The photos show a single main room with a futon, a wood stove on a stone hearth, a dining table and a kitchen with pine cabinets, a range and a refrigerator, and stairs up to a loft with a sitting area and a bed. The bathroom photos show a toilet, a sink and a shower stall.

That bathroom is the first question, and it gets its own line below: the listing names an outhouse and no well or septic system.

The outbuildings, per the listing: a garage, a storage shed, an outhouse and a wood storage building, plus the two deer stands. The photos add a propane tank, a generator in its own building and a wall of solar and electrical gear in another. No sizes, no ages, and nothing on permits.

What to know before you call

There is no street address. The listing carries the parcel as TBD Cut Across Road. That means no mail, no utility service order and no 911 address until the township assigns a number, and lenders and insurers will ask for one before they quote.

The county is a question. The listing brokerage files the parcel in Iron County under a Michigamme mailing address, and Michigamme is in Marquette County. Nothing we could reach gives a parcel number, a recorded acreage or a tax year. Get the parcel number from the agent and confirm it with the county’s equalization office, whichever county that turns out to be, before you rely on the 40 acres.

Access is not documented. The route in is a trail the listing does not measure, across ground it does not identify. If the trail crosses the commercial forest the listing describes on every side, the right to use it has to be in the deed. Ask for the recorded easement, and ask who maintains the trail in the seasons it is passable.

Taxes will reset after the sale. The brokerage page gives $2,215 without a year. Whatever is behind that wall decides what the cabin is worth as a year-round place. Ask what the toilet is, where the shower drains and where the water comes from, and ask for the permit history on every building while you are at it.

Furnished, with an asterisk. Nearly everything is included, per the listing. Get the exclusions in writing before the offer, because in a cabin like this the generator, the solar equipment and the deer stands are the expensive parts.

Who it suits. A hunter, a snowmobiler or a family that wants a working camp with the systems already in place and will chase the easement and the county record before writing an offer. The nearest comparison on this site is the 40 off-grid acres with a log cabin and a sauna off King Lake Road, a few miles away and $104,200 cheaper, with hauled water and no bathroom at all.
