Eighty wooded acres in Iron County with a 2002 log hunting camp, 1,317 feet of frontage on the Fence River, and no well, no bathroom and no grid power, listed at $219,900. The listing says the camp sells fully furnished down to the cooking utensils, that the Starlink, inverter and cell booster stay, and that the seller brings all water up to camp because there is no well. It came on in October 2025 at $224,900, went contingent in December, came back on the market in January, and was cut to $219,900 at the end of July.
The land and setting
The listing gives 80 acres of hardwoods, with lot dimensions of 1,320 by 2,640 feet, and describes the Fence River running through the east side of the property. Frontage length is listed at 1,317 feet. The listing says that stretch is rumoured to hold brook trout, and it uses the word rumoured, not a claim about the fishing.

The aerials are most of what there is to see here. The camp sits in a small mown clearing reached by a two-track, and everything beyond it is timber. The lot features listed include Wooded, Rural, Unpaved and Easement.


The listing pitches it as hunting land and says camp members have taken whitetail bucks from the property and that grouse are abundant. Several deer blinds are on the property and stay.
The camp
A log cabin built in 2002, 768 square feet on one level, cottage style, log construction with a metal roof. The listing counts two bedrooms and zero bathrooms. Both bedrooms are on the main level and both measure 12 by 10. The photos show them set up as bunk rooms.

Inside is one open room with high ceilings, a wood-burning stove, a kitchen with a gas range, refrigerator and an electric water heater. Heating is listed as radiant, space heater, propane and wood. Cooling is None. There is no basement.

Power is a propane generator, which the listing says runs the lights and the television at night. The propane tank is leased. Outside there is an outhouse, a generator shed, and a larger shed the listing says was the original camp before this one was built.

What to know before you call
The zoning line contradicts itself, and one half of it matters a great deal. The listing’s zoning field reads “Commercial Forest according to Crystal Falls Tshp zoning map” while its zoning description field reads “Residential”. Those are not the same thing. Michigan’s Commercial Forest programme trades a reduced per-acre tax rate for an obligation: enrolled land must stay open to the public for hunting and fishing, and it carries withdrawal penalties if you pull it out. Whether this parcel is actually enrolled decides whether you own 80 private acres or 80 acres strangers may legally hunt. Ask the listing agent directly, and confirm it with the Michigan DNR and the Iron County register of deeds before you offer.
There is no county record to check any of it against. Redfin’s public-record panel for this address shows Iron County and the parcel number and nothing else: beds, baths, square feet, stories, lot size and year built all read as blank. Zillow’s public tax history says it is unavailable. So the 80 acres, the 768 square feet, the 2002 build date and the acreage dimensions all rest on the listing alone. Get a survey and pull the property card from Iron County equalization.
The taxes are not listed anywhere, and Michigan uncaps after a sale. No annual figure and no assessed value appears on either source, and the public tax history is empty. That gap matters more than usual here, because Michigan uncaps a property’s taxable value the year after it changes hands, so whatever the current owner pays would not be what you pay in any case. If the parcel is in Commercial Forest, the rate is different again. Ask Crystal Falls Township for the assessed and taxable values and the current tax bill before you budget anything.
No well and no bathroom, stated plainly by the listing. Water reads None, and the listing says the seller brings all water up to camp. Sewer reads “Other-See Remarks”, and the only facility in the photos is the outhouse. That is a legitimate hunting-camp arrangement and it is priced accordingly, but it also shapes what you can do next: ask the county health department what a well and a septic permit would take on this parcel and roughly what they cost, because a conventional lender or a future buyer will ask the same question.
Zero baths and 768 square feet make financing awkward. The listing accepts cash, conventional or conventional blend, which already rules out FHA, VA and USDA. A 768-square-foot log camp with no water, no septic and no grid power is difficult to appraise as a residence, and there are few comparable sales. Talk to a lender who has financed a UP hunting camp before you assume a conventional loan is available at this price.
Access is unpaved and an easement is listed. The lot features include Easement, and the road surface is unpaved. Nothing on the listing says who owns the road in, whether your right to use it is recorded, who maintains it, or whether it is plowed. On 80 acres reached by a two-track, that is the first thing to read in the deed.
Nothing says the buildings were permitted. A 2002 cabin plus an outhouse, a generator shed and an older shed that was the original camp, with no permit history on the listing. Ask Crystal Falls Township what is on record for the parcel before you plan on adding anything.
The price has moved once and it has been listed a long time. On the market October 17, 2025 at $224,900, contingent in December, back on the market at the end of January, and cut 2.2% to $219,900 on July 30, 2026. That is 319 days and one deal that did not close. A camp with no water and no bathroom has a small buyer pool, and that applies to your resale as much as to this sale.
Who it suits. A hunter or a group who wants acreage and river frontage more than plumbing, and who is comfortable hauling water and running a generator. For comparison on this site, the 40 acres with a furnished off-grid cabin and a pond on Cut Across Road in Michigamme asks $219,000, almost the same money for half the land, and the 40 off-grid acres with a log cabin and a sauna off King Lake Road asks $114,800 with hauled water and no bathroom as well.
