The listing says the property has approximately half a mile of river frontage, sits within the Ottawa National Forest, and comes with a septic system, a point well, solar, a generator and a one mile driveway already installed. It counts one bedroom and one bath, but also lists a half bath, and the only toilet in the photos sits in a bare room under the stairs with no sink, shower or tub. The parcel has no assigned street address. It has been listed since November 2025 and the price has come down twice.
The land and setting
The listing gives 62.4 acres and names one parcel, 00732300205. Iron County has that parcel on record as 007-323-002-05 but holds no lot size, so the acreage cannot be checked against the county.

Waterfront features are River Front and Waterfront, the body of water is the Paint River, and frontage length is 2,640 feet, the half mile the remarks describe. The aerials show the river winding through open marsh below a wooded slope, and the porch looks down over it.

The remarks place the property in the Ottawa National Forest, near blue ribbon trout streams and ATV trails. Being surrounded by national forest is the appeal, and also the thing to understand before buying, because the road in crosses land you will not own.

The listing says a one mile driveway has been installed directly to the property, and road surface is Gravel. Nothing says whether that mile is deeded, an easement, or a Forest Service road under permit, or whether it is plowed.

The camp
Built in 1984, 850 square feet over two floors, hard board construction. The rooms given are a living room of 25 by 19 downstairs and a bedroom of 25 by 15 upstairs, which is the bunk room in the photos rather than a conventional bedroom.

The interior is finished in light board under a lattice ceiling, and the main room opens onto the porch through sliding doors. Heating is Wall Furnace, Gravity, Other, Propane, Wood and Space Heater, with one fireplace listed as a wood burning stove. Cooling is None.

The kitchen has red cabinets, a range, a refrigerator and the built-in griddle the remarks name. Appliances listed are Other, Range/Oven, Refrigerator and Water Heater, and the remarks say the refrigerator and stove run on propane.

Electric is Photovoltaics Seller Owned, so the solar conveys. Sewer is a septic tank, water a private point well, and the propane tank is owned rather than leased.

What to know before you call
The bathroom is a toilet under the stairs. The listing counts one bath and separately lists one half bath. The only toilet in the twenty-six photos sits in a small room under the staircase, bare board walls, no sink, no shower, no tub, and the only sink visible anywhere is the kitchen’s. A half bath is what that is, and it is what the listing’s own half bath field says. If you are picturing a bathroom you can wash in, ask what fixtures exist, whether there is a shower anywhere on the property, and what the water heater is connected to.
The parcel has no assigned street address. Forest 3612 Rd is a Forest Service road designation, and Redfin carries the property as “TBD Forest 3612 Rd”. That means no mail delivery and emergency services routed by parcel or coordinates. Ask for the parcel number in writing and confirm how the property is identified for emergency response, which matters more than usual on a camp a mile off a forest road.
The acreage cannot be checked against the county. Iron County has the parcel on record but holds no lot size, no year built and no building data, so there is nothing to test the 62.4 acres against. Have the title company pull the legal description and confirm both the acreage and the river frontage before you rely on either.
A mile of driveway across land you will not own. The remarks say a one mile driveway has been installed directly to the property, which is described as nestled in the Ottawa National Forest. A drive that long, reaching a parcel surrounded by federal land, usually crosses ground the buyer does not own. Ask whether access is deeded, an easement, or a Forest Service special use permit, and get it in writing, because a permit carries conditions and renewal terms a deed does not. On a property whose appeal is private hunting and fishing frontage, that matters a great deal. Ask the township and the Michigan DNR before you write an offer.

Water is a private point well, a driven shallow well rather than a drilled one, and shallow wells are more exposed to seasonal levels and surface contamination. Ask how old the solar is and what it runs, whether the generator carries the winter load, and when the well was last tested.
The septic is stated but not documented. The listing says a septic system is installed, without saying when, whether it was permitted, what size, or when it was last inspected. Ask the county health department for the permit record and have it inspected before closing.
A structure appears that the listing says is not there. Additional structures reads None, and two photos show a timber frame carport among the pines, one with a truck under it. Ask whether it stays, whether it was permitted, and whether it is on the assessment record.
It has been on the market ten months and cut twice. Listed November 2025 at $239,900, cut to $234,900 in May and $225,000 in August, now 298 days on market. That is a $14,900 reduction without a sale on a property with genuine river frontage. It may be the bathroom, the access, or the price. Ask the agent what feedback the showings have produced.
The Zestimate is well above the asking price. Zillow estimates $313,200 against the $225,000 ask. Automated valuations are close to meaningless on a remote off-grid camp with no comparable sales, but a buyer should know the number exists rather than meet it later.
