A 1980 house on 8.72 acres inside the Corinth city limits, with mature hardwoods, a full basement with car storage, and the east line joining national forest land, listed at $139,900. The listing does not soften what it is: the agent writes that the home needs work. At the listing’s own square footage that is $29 a foot, and the price came down $20,000 in August.

The land and setting

The listing gives 8.72 acres, and calls it a unique find in the city with lots of acreage. The aerials show what that means in practice: the house sits in a clearing with woods on every side, close enough to town that the aerial frame catches the road grid, far enough in that the drive disappears into trees. The listing says mature hardwoods on the property and that the east side joins the US National Forest.

Access is worth reading twice. The listing’s own directions say to look for a pointer and pink ribbons on the right before the Highway 45 overpass, then describe a narrow driveway with the house hidden in the back. That is a seller telling you the property is hard to find, and it is the only description of the access the listing gives.

Built in 1980, one story on a crawl space with a full basement, ranch style, wood siding. Three bedrooms and two full baths, nine rooms in total, with a fireplace insert. Heating is listed as “other” and cooling is window units. Floors are carpet, linoleum and wood, and the listing says the pine floors should clean up beautifully.

The photos show a house that has been lived in a long time and left: panelled walls, built-in cabinets, patterned carpet, a kitchen with wood cabinets and an island, and rooms that are largely empty. The basement is unfinished, with exposed joists and a garage that opens to the drive, which is the car storage the listing mentions.

What to know before you call

The square footage is the number to settle first. The listing says 4,758 square feet, and repeats it in the MLS building-area field. Alcorn County’s record says 2,379, which is exactly half. A number that lands at precisely double the county figure looks like the basement counted twice, or finished and unfinished space added together. It also drives the headline $29 a square foot, which becomes $59 against the county figure. Measure the house before you price it, and ask the agent which spaces the 4,758 includes.

The bath count does not match either. Two full baths on the listing, one on the county record. The photos show at least two bathrooms, so the county may simply be stale, but on a house of this age an unpermitted second bath is also possible. Ask.

The acreage has three different values. 8.72 acres on the listing and in the lot dimensions, 8.0 in the MLS lot-size field, and 7.5 in the county record. That is a spread of over an acre. A survey settles it, and on a parcel that borders federal land the boundary matters more than usual.

It joins national forest, which cuts both ways. The listing says the east side joins the US National Forest. That is permanent open space behind you, and it also means a boundary you cannot alter, public access nearby, and no ability to expand in that direction. Confirm the line on a survey rather than a plat.

The listing says it needs work, and the photos agree. The agent’s own words. Read the interior photos as a condition report: dated finishes throughout, an unfinished basement, and a house that has sat. Nothing in the listing says anything about the roof, the plumbing, the wiring or the systems, and heating is listed only as “other”. Get an inspection before you commit, and price the work in.

Taxes are low and Mississippi reassesses on its own cycle. The bill is $751 on an assessed value of $64,670. Mississippi counties reappraise on a rolling schedule rather than resetting at sale, so a purchase does not automatically trigger a new assessment, but a sale at $139,900 is evidence the assessor can use at the next reappraisal. Budget above the current bill.

The price has already moved. Listed June 22, 2026 at $159,900 and cut to $139,900 on August 8, a 12.5% reduction inside seven weeks. Seventy days on the market on a property this cheap per acre suggests the condition, not the price, is what buyers are reacting to.

Who it suits. Someone who wants acreage inside a town, can pay cash or finance a house that needs work, and will spend on a survey and an inspection before deciding what it is worth. For a comparable amount of land with a finished house there is the 1910 farmhouse and country store on 14.86 acres in Ferrum, Virginia. For a house needing similar work at a similar price there is the 1935 farmhouse in Goldsboro, North Carolina, and the rest is on the properties page.
