This is a two-bedroom, one-bath cabin at 286 Rebel Drive in the Paint Rock community of Madison County, North Carolina, a few miles down the French Broad River from Hot Springs. The remarks call it a small rustic cabin on 12.5 acres within a private community, part of a small intentional homesteading community with a shared well, a shared laundry, fiber internet available, room for a garden and chickens, and the chance to learn from the farm owners on site. They say the cabin is on a single-lane mountain dirt road where four-wheel or all-wheel drive is required, and that it is shown by appointment only. The listing gives 458 square feet, 12.12 acres, a build date of 1990, cash terms, and the subdivision as Mountainside Cabins. It was listed on April 2, 2026 at $235,000 and cut to $229,000 on July 24. The whole farm sold for $554,900 in May 2018.
The cabin
The photos show a small wood-sided cabin with a metal roof and a covered front porch, set on a bench cut into a steep wooded slope, with a propane tank at the side and steps up to the door. Inside, the walls and ceilings are pine, the floors are plank, and the main room holds a sofa, a dining table and a ceiling fan, with a kitchen along one wall with an electric range, a refrigerator and pine cabinets. Two bedrooms each have a bed under a quilt, red curtains and green carpet, and one opens onto the porch through a plank door. The bathroom has a vanity, a toilet and a shower behind a curtain. A screened porch has a swing, a table and chairs, and a second covered porch looks into the trees. Below the cabin a fire pit, a picnic table and a grill sit on a level spot under the bank.




Where it is
Reverse geocoding the coordinates gives Rebel Drive at Paint Rock, in Hot Springs Township of Madison County, outside the town limits, at about 1,478 feet. The French Broad River runs within a kilometer and not within 500 meters, and unnamed streams are mapped within 150 meters. The coordinates fall inside the proclaimed boundary of the Pisgah National Forest, with Forest Service land, both Pisgah and the Cherokee across the state line, within a kilometer and none within 300 meters. The Appalachian Trail crosses the river at Hot Springs, several miles upstream, and no trail corridor land shows within three kilometers.

What to know before you call
Twelve acres or three quarters of one. The listing says 12.12 acres and the remarks say the cabin is situated on 12.5 acres within a private community. The parcel number the listing prints is the county’s 13.24-acre parcel at 210 Rebel Drive, valued at $418,948 with $305,412 of buildings on it, and Zillow’s map pin sits on that parcel. The county’s 286 Rebel Drive is a different parcel: 0.76 acres with one building of 608 square feet, valued at $62,206 before the last reappraisal, and the tax figures the listing prints are that parcel’s. The same owners hold both, plus a one-acre lot and 24 vacant acres, four parcels on one deed. A 458-square-foot cabin with a shared well and a shared laundry at $229,000 reads like the cabin lot, not the farm. Ask the agent, in writing, which parcel number and how many acres are on the contract.
What you own inside someone else’s community. The remarks describe an intentional homesteading community with farm owners on site, a shared well, a shared laundry and a road where four-wheel drive is required within the community. None of that is a recorded thing until it is. Ask for the well agreement and who owns the well, the pump and the ground it sits on. Ask for the road easement from Paint Rock Road to the cabin, its width, and who maintains and pays for it. Ask whether the laundry is a right or a courtesy, whether there are covenants, dues or a right of first refusal, and whether the septic system and its field are entirely on the lot you are buying. If the answer to any of them is that the owners are good neighbors, get it recorded before you close.
Four hundred fifty-eight square feet, or 608, built in 1990 or 1999. The listing gives 458 square feet and 1990. The county gives 608 square feet and 1999, renovated in 2000. The photos show two porches, one screened and one covered, and the county may be counting one of them. Ask for the measured area and what the county’s 608 includes, and ask which year is right.
Helene, and an assessment that fell a year after it rose. The listing does not mention Hurricane Helene. Hot Springs was one of the hardest hit towns on the French Broad in September 2024, and Paint Rock Road, the way in, follows the river downstream from town. The cabin itself stands about 200 feet above the river in Zone X, and the photos, dated 2026, show no storm damage, a dry bank, and a cabin on a bench cut into a steep slope. The county’s numbers are the thing to ask about: Madison County reappraised for 2024 and the value went from $62,206 to $84,987, and in 2025 it dropped to $73,626. Between reappraisals a North Carolina county changes a value for a physical change to the property, an appeal, or an error. Ask which it was. Ask what Helene did to Paint Rock Road, to Rebel Drive and to the slope above and below the cabin, whether any slide or washout was repaired and by whom, and whether the shared well and the septic came through.
Insurance on a mountain cabin after Helene. A pier-foundation wood cabin on a steep slope, at the end of a single-lane dirt road a fire engine may not climb, in a county that just went through a landslide and flood disaster, is a hard quote. Flood insurance is not required in Zone X and landslide is excluded from a standard policy. Get a written quote before you offer, and ask the seller what the cabin is insured for now and with whom.
Cash only. The listing terms are cash. A 458-square-foot cabin on a shared well with a parcel question would not appraise for a conventional loan, and the listing knows it. At $229,000 that is $500 a square foot on the listing’s own number.
North Carolina taxes between reappraisals. Madison County’s last reappraisal took effect in 2024 and the state requires the next within eight years. Values hold between reappraisals and the sale price does not reset them. The listing’s $497 on $73,626 is a rate near 68 cents per hundred dollars, which is more than the county’s 36-cent rate, so it includes a fire district and possibly something else. Ask the tax office for the 2025 bill for the parcel you are actually buying, because the 13-acre parcel’s bill would be several times this one.
No present-use value to lose. The state’s parcel layer marks all four parcels as not enrolled in present-use value, so there is no deferred tax to come due. At 0.76 acres the cabin lot could not qualify, and the 13 acres are not enrolled.
Inside the national forest boundary, not against it. The coordinates are inside the proclaimed boundary of the Pisgah National Forest, which is a line on a map around private and federal land alike. The county’s parcels on every side of 286 Rebel Drive are private, and the nearest Forest Service land is more than 300 meters away. The Forest Service has closed its land at the Paint Rock site itself to protect cultural resources. The river is within a kilometer and is not on this deed.

They show the cabin and nothing else. There is no photo of the road, the well, the laundry, the septic, the view the remarks mention, the garden space, the rest of the community or any of the 12 acres. Nothing is virtually staged.
