The property
A 1973 log cabin of 1,236 square feet with a stone fireplace and a loft on a dirt town road in Bradford, Maine, with three acreages between the listing, the remarks and the town, a two-car garage with a room upstairs and a semi tractor parked beside it, no kitchen or bath in the photos, and a $126,200 assessment against $249,000 after two cuts
This is a log cabin of 1,236 square feet built in 1973 on 5.8 acres on Middle Road in Bradford, Penobscot County, Maine, about thirty minutes from Bangor. The listing gives three bedrooms, one bath, forced-air heat, a fireplace, a walkout basement with a sump pump, a private well and septic, a paved drive with a detached two-car garage, and sheds. The remarks call it a secluded log cabin on just over five private acres with a two-car garage with a large upstairs room, two sheds, direct ATV trail access, high-speed internet, and a blank canvas for a buyer who wants to homestead. It was listed on July 7, 2026 at $279,000, cut to $264,000 on July 23 and to $249,000 on September 7. The listing agent is Stefanie Trench of Realty of Maine.
The cabin
The photos show a one-and-a-half-story log cabin with a fieldstone chimney on one gable, a shingle roof, two satellite dishes on the front wall, a blue door and a lawn to the road. Inside, the living room has a fieldstone fireplace with a wood insert on a tiled hearth under a log wall, a stair of open treads to a loft with a rail, a recliner sofa and a television on the wall. A hall with a tiled floor has a window and towels on a rail. Two bedrooms have log walls, carpet and small windows, and one has an open closet with a pegboard beside it. There is no photo of the kitchen, the bathroom, the loft from above, or the basement.

The garage, the sheds and the truck
The garage is a gabled log building with two blue overhead doors and a loft door in the peak, on a paved apron, with an open lean-to along one side. A car sits in the drive and the cab of a semi tractor is parked beside the garage. Two sheds stand in the trees at the edge of the lawn, one with a green door. The back lawn is mowed to the woods, with a maple, a fire ring and a hammock strung between the trees.

The road and the land
The road in the photos is dirt, running straight past the cabin between the trees. The state’s road inventory carries Middle Road as a town way, which is the road the town maintains. The listing gives the road surface as paved and dirt, which is the drive and the road. Reverse geocoding the coordinates gives Bradford, in the Huntington Mill neighborhood of the town, in Penobscot County, at about 347 feet. There is no lake or pond within 300 meters of the coordinates, and the nearest mapped watercourse is an unnamed intermittent stream within 250 meters.

What to know before you call
The listing sites leave the agent off. Zillow’s Listed by line reads Realty of Maine and nothing else, and Redfin’s agent and broker fields for this listing are blank. The listing agent is Stefanie Trench, reached at 207-299-6264 or steftrench@gmail.com, and every question below is a question for her.
Five, five point eight, or six point three acres. The remarks say just over five acres. The listing’s field says 5.8. The county record that Redfin carries says 6.3 acres and 274,428 square feet. Redfin also holds two records for this address under two different parcel numbers, and Zillow prints a third identifier. Ask the Bradford assessor for the tax map and lot, the deed acreage, and whether the sale is one parcel or two, because the three figures span more than an acre and the town keeps its own maps rather than a state parcel layer.
A single-family listing on a multi-family record. The listing files the cabin as a single-family residence. The county record files the property as a one- to four-family residence and styles it as multi-family, two to four units. The remarks describe a large upstairs room over the garage. Ask whether that room is finished, heated or plumbed, whether anyone has lived in it, and how the town classes it, because a second dwelling unit changes the assessment, the septic sizing and the insurance.
A semi tractor in the photos and a trucking company at the address. The garage photo shows the cab of a semi tractor parked beside the building. Federal motor carrier records list First Response Trucking LLC at 723 Middle Road, registered in January 2023, with two tractors and one driver and an active status as of this summer. The listing does not mention a business. Ask whether the seller runs the carrier, whether the trucks and any trailers leave with the sale, whether Bradford permits a commercial vehicle operation as a home occupation on a residential parcel, and what two tractors have done to a paved drive and a dirt road over three years.
One bath, no bath in the photos, no kitchen either. The listing gives one full bath with a tub and a shower, and the appliance list runs to a dishwasher, an electric range and a refrigerator. The fifteen photos show no bathroom and no kitchen. The hall photo shows towels on a rail and a door. Ask for photos or a showing of both before you drive, because the two rooms that cost the most to redo are the two rooms the listing does not show.
Maine taxes, and a homestead exemption that is not on this bill. Bradford’s 2024 valuation return certifies its assessments at 100 percent of market value and sets the tax rate at 16.72 mills. The $126,200 assessment at that rate is $2,110, which is exactly the 2024 bill on the tax history, so no homestead exemption was applied to this property. A buyer who lives here as a primary residence can apply for Maine’s $25,000 homestead exemption, which at the 2024 rate would take about $418 off the bill. The listing’s $2,316 is higher than any year in the history, which fits a 2025 rate near 18.4 mills on the same assessment. The town’s assessments have not been professionally revalued and its state valuation has risen by more than a third since 2021, so a $249,000 sale against a $126,200 assessment is the kind of gap that forces a town’s certified ratio down and its next revaluation up. Ask the town for the 2025 commitment and the current rate.
Not in Tree Growth, and it cannot be. Maine’s Tree Growth Tax Law needs ten forested acres, so a parcel of six or fewer cannot enroll, and the general-rate assessment shows it is not. Bradford lists no open space parcels at all and eight farmland parcels, and nothing about this bill suggests either program. There is no covenant and no withdrawal penalty to inherit.
A town way in a Maine winter. The state carries Middle Road as a town way, which Bradford is obliged to keep open in winter unless it has voted to discontinue winter maintenance on that stretch. The photos show a dirt road. Bradford sits at 45 degrees north between Bangor and Dover-Foxcroft, where winters run November to April with several feet of snow, and a paved drive to a garage is only as good as the plow that reaches the road first. Ask the town office which roads it plows and whether Middle Road is one of them all the way to this address.
Not in a shoreland zone. There is no lake, pond or river within 300 meters of the coordinates. The nearest mapped watercourse is an unnamed intermittent stream within 250 meters, and Maine’s shoreland zoning reaches streams only where they are perennial below the meeting of two perennial streams or the outlet of a great pond, which an intermittent channel is not. Bradford’s own ordinance could draw the line differently, so ask, but nothing here suggests a shoreland setback.
Two dishes and a claim of high-speed internet. The remarks say high-speed internet is there for a home office. The front wall carries two satellite dishes and the listing names no provider. Ask what serves the house today, whether it is satellite, fixed wireless or a wire, and what it costs.
A lean-to, two sheds and an ATV trail. The listing counts sheds. The remarks count two sheds and a garage with an upstairs room. The photos add an open lean-to on the garage. Ask which of these the town has on its card and whether the garage loft was permitted. The remarks say direct ATV trail access, and no photo shows the trail. Ask where it enters the parcel, whether it is a club trail with a landowner agreement, and who rides it.
Fifteen photos, the listing’s full set. Zillow and Redfin carry the same 15 in the same order and we used all of them, at the 1,280-pixel width Redfin supplies, with the listing’s first photo as the cover. There is no photo of the kitchen, the bathroom, the loft from above, the basement, the garage’s upstairs room, the interior of either shed, the well or the septic. Nothing is virtually staged.
