This is Lot 5 of Lake George Courage Point, a plat recorded this year on the shore of Lake George in Lake George Township, Hubbard County, Minnesota, with two log cabins built in 1979, an outbuilding, 1.63 acres and 150 feet of frontage. The remarks say the cabins were used as bunkhouses, are three-season with baseboard and fireplace heat, have bathrooms and showers and no kitchens, and that the seller will pay for a new well, with the septic and the well serving only the second cabin. The listing counts two bedrooms, two three-quarter baths and 1,924 square feet across the buildings, and offers $5,000 cash to the buyer at closing for improvements. It was listed on June 3, 2026 at $349,900, cut to $329,000 in July, went contingent in August, was withdrawn and relisted on August 28 at $309,000. The county record shows the lot changing hands on May 28, 2026 in a bulk sale, six days before the first listing.
The cabins
The photos show two full-log cabins under pines on a slope to the water. The first stands on a block walkout basement with a deck along the lake side and stairs down to the lawn. The second is a single-story log building with a gable window, further back on the lawn. Inside, the walls and ceilings are peeled log, the floors are pavers and tile, and a brick double-sided fireplace divides the main room. A bunk room holds built-in bunks along the windows, and the bathroom has a toilet, a wall-hung sink and a hand dryer on the log wall. A hallway runs between log walls on a tiled floor. The basement is open, with posts and block walls. There is no photo of a kitchen, because the remarks say there is none, and no photo of the outbuilding.



The lake and the lot
The listing gives 150 feet of frontage on Lake George with a hard, reed and sand bottom, a waterfront elevation of 10 to 15 feet, a south view, and a lot of 150 by 488 by 100 by 476 feet. The remarks put the first cabin 70 feet from the water and the second at 130. The photos show the lake open to the south from the shore path, reeds along the water, and the bay from the air with the cabins on the point. The lane in the photos is paved. Reverse geocoding the coordinates gives Lake George Township in Hubbard County, at about 1,427 feet, and the national hydrography data has Lake George, 3.3 square kilometers, within 200 meters of the listing’s pin.


The plat
The county records this parcel as Lot 5, Block 1 of Lake George Courage Point with an undivided one-eighth interest in Outlot A. The plat is the former Camp Courage North, a camp for people with disabilities that True Friends ran on Lake George for more than fifty years and sold after listing it in 2024, which the Park Rapids Enterprise reported in February 2026 as a preliminary plat of seventeen lots. The county’s parcel map shows nine lots in Block 1 along N Courage Drive and Point Drive. Lots 5, 6, 7, 8, 9 and 12 carry the same taxpayer mailing address and bulk sale dates of May 28 and June 30, 2026. Lots 1 and 2 sold in June to other buyers. Zillow lists Lot 3 for sale at $399,900 and Lot 4 as pending at $435,000.

What to know before you call
Bought in bulk in May, listed in June, and the association’s phone is the agent’s. The county’s record shows this lot changing hands on May 28, 2026 at a recorded price of $900,000 that it shares with Lots 3 and 4, and Lots 6 through 9 and 12 changing hands on June 30 at $1,221,750, all to the same taxpayer mailing address. The first listing of Lot 5 went up on June 3 at $349,900. The remarks say the property has not been available in a hundred years, which is true of the camp and not of this lot. The association that owns the road, Lake George Courage Point, lists 612-743-9420 as its phone, which is the listing agent’s number. Ask who the seller is, whether the agent has an interest in the plat, who controls the association and its budget, and what the one-eighth interest in Outlot A is and costs.
Seventy feet from the water on a seventy-five-foot lake. Hubbard County’s shoreland ordinance classes Lake George as a General Development lake, with a 75-foot structure setback from the ordinary high water level and a 150-foot setback for a sewage treatment system. The remarks put cabin 1 at 70 feet from the water and cabin 2 at 130. Cabin 1 is inside the setback, which a 1979 building can be as a nonconformity, and which limits what you can do to it: additions, replacement and expansion of a nonconforming structure run through the county, and a decision to tear it down and rebuild moves the new cabin back. Ask the county for the ordinary high water elevation on this lot, where the 75-foot line falls, and what the ordinance allows for the cabin that sits inside it.
A septic at cabin 2, a well not yet drilled, and a holding tank in the fields. The listing’s sewer field says holding tank and compliant septic in the same line. The remarks say a compliant septic tank connected only to cabin 2 and a new well the seller will pay for, to be connected only to cabin 2. So cabin 1, the one on the lake with the walkout basement, has no water and no sewer, and the well does not exist yet. On a General Development lake the sewage system setback is 150 feet, and cabin 2 stands at 130. Ask for the compliance inspection, the tank’s location and size and whether it is a holding tank that gets pumped or a treatment system with a drainfield, the well permit and who chooses the driller, and whether a second system for cabin 1 can be sited at all on 1.63 acres inside the setbacks.
Bunkhouses, not houses. The remarks say the cabins were used as bunkhouses and have no kitchens. The listing lists accessibility features, 36-inch doors, grab bars and a roll-in shower, and the photos show built-in bunks, a hand dryer and paver floors. These were camp buildings for a camp that served people with disabilities. The listing’s two bedrooms and two baths are camp rooms and camp bathrooms. Ask what the county’s building official requires to convert a bunkhouse to a dwelling, whether either cabin has ever been permitted as one, and what the $5,000 at closing is meant to cover.
A one-dollar tax line on a new parcel. The listing prints an annual tax of $1 because the lot was created this year and has never been billed on its own. The county gives it an estimated market value of $485,700 and a tax capacity of $4,857 for 2027, which at the township’s rates means a bill in the thousands, not one dollar. The class is seasonal residential recreational, which pays the state general tax and gets no homestead exclusion. A buyer who lives here year round could apply for homestead, but a three-season cabin with no kitchen and no well is not a residence a county will homestead. Ask the county what the first full bill will be, and read the $309,000 price against a $485,700 county value with some care in both directions.
Not eligible for forest programs. At 1.63 acres the parcel is under the 20-acre minimum for 2c managed forest and for the Sustainable Forest Incentive Act. Nothing to enroll, nothing to withdraw.
State forest is near, not adjoining. The federal protected areas database puts the Paul Bunyan State Forest within three kilometers of the coordinates and nothing public within one. The parcel’s neighbors are the other lots of the plat and the lake.
A private road, an association, and a Minnesota winter. N Courage Drive is a private road maintained by the association for $200 a year, per the remarks. Nothing says whether that includes plowing, who does it, or whether the road is plowed at all when the cabins are three-season. Ask for the association’s documents, its budget, and its plowing arrangement, because at 47 degrees north a lane that is not plowed is a lane you do not use from December to April.
One square footage for two cabins. The listing counts 1,924 square feet of finished area above ground and a foundation area of 1,924. The remarks describe two cabins. The county values the buildings at $312,700 and does not publish a square footage on its map. Ask which cabin is how big, and whether the 1,924 is one building or both.
Thirty-three photos, the listing’s full set. Zillow and Redfin carry the same 33 in the same order and we used all of them, with the listing’s first photo as the cover. Fourteen are small frames of 600 or 640 pixels. There is no photo of the outbuilding, the septic tank, the kitchenless interior of cabin 2 identified as such, or the shore from the water. Nothing is virtually staged.
