This is a 528-square-foot cabin built in 1992 on 38.71 acres in two parcels along State Highway 70, with a Long Lake postal address and, per the remarks and the map, a location in the Town of Alvin in Forest County, Wisconsin, about twenty miles east of Eagle River. The remarks describe an off-grid hunting camp with a wood stove, water hauled from the Alvin Spring, national forest on three sides, trails, a food plot and an elevated blind, and say most of the acreage is enrolled in Managed Forest Law as closed land through 2056. It was listed on September 4, 2026 at $124,900. There is no well, no septic and no listed power source. This is the first Wisconsin property we have written up.

The land and setting

The photos show a grey cabin on a mown lawn at the edge of the woods, a fire ring with benches, an outhouse in the brush, mown trails through aspen, a food plot clearing, a box blind and an elevated blind on stilts. The aerials show the cabin a short way in from a curve of the highway, with forest in every direction. The listing gives the lot as 1,300 by 1,120 feet, wooded, secluded, rural, buildable and adjacent to public land, with a paved road and a frontage length of zero.

The Forest Service’s ownership layer puts the listing coordinates inside the Chequamegon-Nicolet National Forest boundary on non-federal land, with federal land within a third of a mile. The remarks say national forest on three sides. The listing gives two parcel numbers, and the remarks say the eastern parcel of about 20 acres has its own highway access and could be sold off.

The listing gives 528 square feet on one story, two bedrooms and one bath, a living room of about 13 by 13, a kitchen of 7 by 13, and a bedroom of 9 by 9, with cathedral ceilings, vinyl and wood floors, no basement, no garage, a deck, a pier foundation, wood siding, a shingle roof, a free-standing wood stove, a gas range and oven, and no hot water. Heat is listed as none and wood. The photos show one main room with the stove, a sofa and a table under the windows, a kitchen along one wall with a small tank mounted above the counter, two bunk rooms, a bathroom with a composting toilet, and a shower stall with blue water jugs on the floor.

Water is none and sewer is none per the listing. The remarks say water comes from the Alvin Spring and that there are no electric or gas bills. The electric field says circuit breakers, which is a panel, not a service. The additional structure is listed as a bathroom, and the photos show an outhouse. The remarks say the roof, soffit and fascia were replaced in 2020.

What to know before you call

Long Lake is the post office, not the lake, and not the county. The address says Long Lake, Wisconsin 54542, which is a Florence County post office. The remarks say the Town of Alvin, and the coordinates fall in the Town of Alvin in Forest County. The parcel numbers are Forest County numbers. Nothing in the listing puts this property on Long Lake or any water: the frontage length is zero and there is no water feature. Wisconsin’s shoreland zoning does not apply here because there is no shore. Ask the Forest County register of deeds for the deeds to both parcels and read the legal descriptions, because a buyer who searches Florence County records will find nothing.

Managed Forest Law, closed, through 2056. The remarks say most of the acreage is enrolled in Wisconsin’s Managed Forest Law as closed land under an organic forest management plan through 2056. Closed means the public is kept out, which is the good news. The rest is a contract. Enrolled land pays a per-acre rate instead of regular property tax, which is why the tax history shows $288 and $261. Land entered after 2004 pays $9.49 an acre closed for 2023 through 2027. The owner must follow the management plan and its scheduled harvests, and a buyer must file a transfer of ownership with the state after closing, because failing to file can withdraw the land. Withdrawing early costs a $300 fee plus a withdrawal tax that recovers the difference between the regular tax and the MFL tax for up to ten years. Building on enrolled land, or splitting it, can trigger the same. Ask for the MFL order number, the management plan, the acreage enrolled and the acreage excluded around the cabin, and the harvest schedule. Then ask what selling the eastern parcel would do, because the program needs 20 contiguous acres and a split that leaves less than that on either side is a withdrawal.

Seven hundred dollars, or $288. The listing prints $700 in taxes. The tax history shows $288 for 2024 on an assessment that jumped 55 percent that year. The difference is likely the second parcel or a 2025 bill on the higher assessment. Ask the Forest County treasurer for both parcels’ bills, and the Town of Alvin assessor for the assessment ratio, because Wisconsin towns assess at their own level and the state equalizes. Wisconsin does not cap assessments, so a sale at $124,900 against a $41,100 assessment is evidence the assessor can use at the next revaluation.

Off grid means no grid. Water is none, sewer is none, hot water is none, and the remarks say no electric or gas bills. The electric field says circuit breakers, which means a panel exists, fed by something the listing does not name. The photos show a gas range, a small tank on the kitchen wall, a composting toilet, an outhouse and water jugs in the shower. The remarks say water comes from the Alvin Spring, which the remarks call well known and which is not on the parcel, since the listing’s water field says none. Ask what feeds the panel, whether there is a generator or solar and whether it conveys, where the grey water goes, whether Forest County has ever permitted the outhouse, and what a well and septic would cost if you wanted them.

A state highway driveway. The frontage is on State Highway 70, a state trunk highway. The Wisconsin Department of Transportation holds the right of way and controls connections to it: a driveway onto a state highway needs a DOT connection permit, and the state sets a setback for structures of 110 feet from the centerline or 50 feet from the right-of-way line, whichever is farther. The aerials show the cabin a short way back from the road. Ask whether the driveway has a permit, whether the eastern parcel’s separate access does, and whether the cabin sits outside the setback. A highway also means plowing by the state and traffic outside the door.

National forest on three sides, per the remarks. The Forest Service layer confirms the coordinates are inside the Chequamegon-Nicolet boundary with federal land nearby. Which sides touch federal land is not in the listing. Ask for the survey.

Two bedrooms in 528 square feet. The listing gives one bedroom’s dimensions, 9 by 9, and the photos show two bunk rooms. With the living room and the kitchen that is the whole 528 feet. There is no closet in any photo and the bath is a composting unit. A lender will treat this as a seasonal camp.

Structures. The listing lists a bathroom as the additional structure. The photos show an outhouse, a box blind and an elevated blind on stilts. Ask whether the blinds convey and whether either sits on the MFL acreage.

A Milwaukee-area number for a Northwoods listing. The agent’s number carries the 262 area code of southeastern Wisconsin. The brokerage is in Eagle River, about twenty miles west. Ask who shows the property.
