The listing says the land has creek frontage, two springs, livestock fencing, a hilltop pasture with a mountain view, and a storage building that was a barn and workshop. It names one parcel, and Scott County records that parcel at 2 acres. Water is listed as spring and sewer as other. The property has been listed four times since March 2025 at prices from $97,000 to $299,000, and has never sold on record.
The land and setting
The listing gives 32.4 acres, the remarks say 32 with a recent survey, and the parcel field gives one number, 58 A 33a. Scott County records that parcel at 87,120 square feet, 2 acres, in the Johnson District, with a legal description of Big Springs Branch. No other parcel is named anywhere in the listing. The county’s assessment on this parcel fell 65 percent in 2012, from $165,600 to $58,000, which is what a parcel looks like after most of its land is split off.

The photos show a creek running along the highway with the cabin on a rise above it and the storage building down at creek level. The remarks say the driveway is to the right of the storage building and a walk-over bridge to the left of it, which means the drive crosses the creek from the road. The topography is listed as level, part wooded and sloped, and the remarks say half the property is wooded slope with a level pasture on top.

The remarks say the land is fenced for livestock, that a spring and the creek water the animals, that there are several homesite areas, and that the use is unrestricted. Zoning is listed as agriculture. The pasture photos show open ground with the hills beyond. No fence and no spring can be made out in them.

The house
Built in 2010, one and a half stories, cabin style, wood siding on a block foundation under a metal roof, with foam insulation including the crawl space per the remarks. One bedroom and one full bath. The listing gives 1,080 square feet. The county gives 960, with a 648 square foot footprint.

The main floor is one open room with the kitchen along the back wall, hickory cabinets, an electric range and a refrigerator, and a propane stove with a flue beside the range. Heating is listed as propane and the remarks call it a propane gas fireplace stove. Cooling is window units. Three doors open onto a covered wraparound porch with composite decking. The bath and the laundry hookups are on the main floor.

Upstairs is the one bedroom, a loft room under a pine ceiling with pine floors that the remarks say holds three beds, with a balcony over the creek. Every room in the photos is furnished and decorated, and the listing does not say what conveys.

Water is listed as spring. Sewer is listed as other. The county record says well and septic. Electricity is not in the listing’s utility fields, though the photos show power lines along the road and lights on inside.

What to know before you call
Thirty-two acres on the listing, two at the county. The listing gives 32.4 acres and one parcel number. Scott County has that parcel at exactly 2 acres. Thirty acres of pasture, woods, springs and homesites are either on other parcels the listing does not name or are not part of what is being sold. The county’s own history points the same way: this parcel’s assessment dropped 65 percent in 2012, the mark of a split. Ask for the survey the remarks mention, every parcel number in the deal, and a deed for each, before you take a single step up that hill.
Four listings, three price stories. In March 2025 this address went up twice at once, at $225,000 and at $190,000, and the second one was cut to $99,000 and then $97,000 by July. That pattern usually means the cabin on its 2 acres was offered alone at one price and with the land at the other. Both came down in August 2025 and one listing went up at $299,000, which was then cut seven times to $220,000 over nine months before it was pulled. Now it is $199,000. Ask which of those was the whole 32 acres, which was the 2, and what this one includes.
Spring water, and a spring the listing does not place. Water reads spring. The county reads well. The remarks say two springs, one of them watering the animals. If the spring that feeds the cabin sits on the 30 acres that are not on the named parcel, the cabin’s water is on land you may not be buying. Ask where the spring is, where the line runs, whether the county has a record of a well, and what the water tests.
Sewer reads other. The county says septic. The listing’s field says other, which is what an agent picks when it is not a septic tank or a sewer line, or when nobody has checked. A 2010 cabin needed a permitted system to be built. Ask the Scott County health department for the permit and the drawing.
The drive crosses a creek from a state highway. The creek runs along Route 71 and the cabin is on the other side of it. The remarks put the driveway beside the storage building and a walk-over bridge beside that. Route 71 is a state primary highway with a VDOT right-of-way along the frontage, and a private entrance onto it needs a VDOT permit. Ask whether the entrance is permitted, whether the crossing is a culvert or a ford, who maintains it, and whether the creek has ever put it under water.
Flood. The listing says nothing. The First Street model on Redfin rates flood risk 10 of 10 while placing the parcel in FEMA Zone X, which is what a creek-side lot outside the mapped floodplain looks like. The cabin is on a rise. The storage building and the drive are at creek level. Ask for the flood map and an elevation for the crossing.
Land use assessment and rollback. Virginia’s land use program defers taxes on qualifying farm and forest land and bills up to five years of deferred tax with interest when the use changes. The 2-acre parcel’s land value of $16,500 does not look deferred, and 2 acres would not qualify anyway. The 30 acres of pasture and woods might be enrolled under whoever owns them. If they are in the deal and you build on one of the homesites, the rollback comes with it. Ask the Scott County commissioner of the revenue about every parcel.
Taxes and Virginia reassessment. The bill is $696 on $90,400 assessed, for the 2-acre parcel only. Virginia does not reassess on sale. Scott County reassesses on a cycle, and the last one moved this parcel 25 percent in 2022. The next will land on its own schedule regardless of what you pay. Any other parcels in the deal carry their own bills. Ask for all of them.
Square footage. The listing gives 1,080. The county gives 960 on a 648 square foot footprint, which fits a loft over about half the main floor. Ask what was measured.
No electric listed. The utility fields give water and sewer and nothing else. The photos show lights on and power lines along the road. Ask which utility serves it and whether the meter is on this parcel.
What conveys. The cabin is fully furnished and decorated in every photo. Nothing in the listing says what stays.
What is not shown. The springs, the walk-over bridge except for a corner of planking in one frame, the inside of the storage building, the crawl space, the laundry, and any survey. Eleven of the photos are phone screenshots of drone footage at low resolution, which is why the aerials here are soft. That is what the listing serves.
