Our walkthrough of 18371 High Mountain Vw.

A one-room, off-grid log cabin on 10.02 acres near Florence, Montana, with Bitterroot Mountain views from a hilltop clearing, price cut to $265,000. At 480 square feet, this is the smallest property we’ve covered, a genuinely raw off-grid structure rather than a finished second home, and the photos back that framing up directly: bare subfloor in places, open plumbing stub-outs, and a propane tank still sitting out in the open kitchen area.

The land and setting

The lot is 10.02 acres on a wooded, gently sloping hillside, and the listing’s selling point is the view: the aerial photos show layered mountain ridgelines running toward the Bitterroot range in multiple directions from the property.

A gravel access road serves the property, maintained by the homeowners association rather than the county, which the listing frames as an advantage for year-round access on a hilltop site like this one. A dirt trail also cuts through the wooded portion of the lot.

A metal storage shed near the cabin is included in the sale. The listing notes horses can be raised on the property, and the lot features list meadow, secluded, and wooded terrain across its 10 acres.

The house

The cabin is 480 square feet, one bedroom and one bathroom, log construction built in 2007. It runs entirely off-grid: solar power, a propane system, and a 1,500-gallon cistern supply water in place of a well. A wood-burning stove anchors the main room and provides heat alongside the propane system.

The photos show a kitchen area with a gas range, open shelving, and granite-look countertop, but also a propane tank parked indoors against the wall and bare wood subfloor in the entry, consistent with a cabin built for off-grid function over finished polish.

The bathroom is similarly unfinished in places, with an open vessel-style sink and bare wall surfaces visible around the toilet and shower area.

What to know before you call

Only 24 photographs are available for this listing, short of the usual number we aim to show for a property this size. We’re publishing with what the listing provides rather than holding the post, but it’s worth asking the agent for additional images or a private showing before making a decision based on photos alone.

This cabin is genuinely off-grid, not off-grid in name only: there’s no well, water comes from a cistern that needs periodic filling, and the interior photos show unfinished surfaces in the kitchen and bathroom areas. The listing itself notes showings are by appointment only, and asks that buyers not walk the property without authorization from the agent first, both worth keeping in mind given the remote hilltop access.

The price dropped from $275,000 to $265,000 on October 9, a cut of about 3.6% roughly five weeks into this listing cycle. We’re reporting the current figure. This is our first property in the Florence, Montana market, and we don’t yet have a Montana hub page linking into it, though we recently covered a similar off-grid Montana cabin at 3414 Jennings Haul Rd near Libby. Anyone comparing this one against other properties can see everything currently listed.
