A 2012 knotty pine chalet on posts above the falls of the Moose River, 11 acres in the Town of Lyonsdale on the edge of Tug Hill, one bedroom and 864 square feet by the listing and 720 by the county, classed seasonal on a roll that says year round, in FEMA Zone A by both listing sites, asking $239,000 after a $225,000 sale in 2020
This is a one-bedroom chalet built in 2012 on 11 acres along the Moose River off Shuetown Road in the Town of Lyonsdale, Lewis County, New York, near Lyons Falls on the eastern edge of Tug Hill. The remarks say it overlooks the Moose River falls, that it was completely renovated with knotty pine in every room, a new kitchen, a propane stove, a drilled well, a septic system, and spray foam under the floors so it can be used all year. It was listed on September 8, 2026 at $239,000. It sold for $225,000 in October 2020 and $113,000 in October 2015. The town roll classes it as a seasonal residence. This is the third New York property we have written up, after the cabin shell in Camden and the farm on 78 acres in Whitesville.
The land and setting
The photos are mostly of the river: the Moose River pouring over wide rock ledges in a series of falls and rapids, with pine on both banks and the chalet sitting on a rise above the ledges. A lower deck with chairs and a fire ring sits on the bank with a picnic table beside it. The rest of the photos show a long gravel drive through hardwoods and hemlock to the house, with a power line following it. The listing gives 11 acres, riverfront on the Moose River, a river view, and a frontage length of zero. The roll gives 11.00 acres in one parcel, tax map 323.00-02-09.000, and lists the road as a public road.

Nothing in the listing says how much river frontage the parcel has. The parcel map the listing includes, a county tax map screenshot we left out of the gallery, shows lot 9 as one of a row of lots between Shuetown Road and the river.

The house
The listing gives 864 square feet on two stories, one bedroom and one full bath, a chalet with propane heat and a propane stove, no basement, and electric service with the amperage left at zero. The county record gives 720 square feet, 480 on the ground floor, one and a half stories, three rooms, one bath, wood siding, electric hot air heat, private well and septic, and average condition. The photos show a log-sided chalet on posts with a covered front deck, a main room with a sofa and a spiral stair, a kitchen with pine cabinets and a gas range, a dining table by the door, a propane stove in one corner, a bathroom with a shower stall, a pedestal sink and a blue drum beside the toilet, and a loft bedroom under the roof. Under the house, between the posts, a canoe is stored on the dirt. The remarks list an 8 by 16 shed, and a red shed appears in the woods.

Every room is furnished with the owners’ things and nothing is virtually staged.

What to know before you call
Zone A, and a county the digital flood map skips. Zillow and Redfin both put the property in FEMA Zone A, the one-percent-a-year flood zone with no base elevation set. We queried the National Flood Hazard Layer at the listing coordinates and it returned nothing, which means the federal digital map has no polygon there, not that the land is dry. Much of Lewis County is still on older paper flood panels. The chalet sits on posts on a rise above the ledges, and the lower deck is at the river. A lender that finds Zone A will require flood insurance. Ask the Town of Lyonsdale for the flood panel that covers the parcel, get an elevation certificate, and get a flood quote before you make an offer.
A hydro river. The Moose River drops through a series of falls between Lyonsdale and Lyons Falls, and there are hydroelectric stations on the river near Lyonsdale. The whitewater in the photos is the appeal. Ask how the river behaves in spring and in a release, how high it has come toward the lower deck, and whether any dam operator holds an easement or flowage right on the bank.
Seasonal on the roll, year round in the remarks. The 2026 tentative roll classes the parcel 260, a seasonal residence. The remarks say the chalet can be used all year, with spray foam under the floors. A seasonal classification tells you what the assessor last saw, and it can affect insurance and financing. Ask the assessor whether the class has been reviewed since the 2020 sale, and ask the seller how many winters anyone has stayed.
Eight hundred sixty-four feet, or 720. The listing says 864 square feet on two stories. The county says 720, with 480 on the ground floor and a half story above. A 480-foot ground floor is a 20 by 24 cabin. The loft is where the rest lives, and lofts under a sloped roof count partly or not at all depending on who measures. Ask what was measured for 864 and whether the renovation added floor area.
Fifty-six percent, and no STAR to lose. The Town of Lyonsdale assesses at 56 percent of market value on its 2026 tentative roll. The parcel’s $68,500 assessment is $122,300 at full value. The assessment has not changed since 2013, when the new cabin first appeared on the roll. The roll shows no exemptions: the owners’ address is in Philadelphia, so no STAR, and no agricultural assessment or 480-a. The $2,543 the county shows and the $3,021 the listing prints are both undistorted bills, and the gap between them is worth asking about. A sale at $239,000 is nearly twice the roll’s full value, and the next revaluation will find it. A buyer who lives here can apply for the Basic STAR credit.
480-a does not apply. The forest tax law needs 50 contiguous forested acres. At 11 acres this parcel cannot enroll, and the roll shows it is not, so there is no withdrawal penalty to inherit.
Tug Hill snow. Lyons Falls sits in the Black River valley at the eastern foot of Tug Hill, where the plateau above it averages more than 200 inches of snow a year and has recorded more than 400. The valley gets less, and still more than most of the country. New York’s 2026 building code raises snow-load requirements, and Lewis County’s code office has said the new classifications go beyond what local officers were authorized to approve. The chalet was built in 2012. Ask for the roof’s design snow load, who built it, and whether the town has a certificate of occupancy for it and for the renovation.
Winter access. Shuetown Road is a public road per the roll, which means the town highway department maintains it. The listing does not say whether it is plowed to this address in winter, and the photos show a long gravel drive through the woods to the chalet. Ask the Lyonsdale highway department whether Shuetown Road is plowed its full length, and ask the seller who plows the drive and what it costs.
Wind. Lewis County holds the largest wind farm in New York on Tug Hill, and in July 2026 a developer told a public meeting it was looking at parts of southern Lewis County and Oneida County for twenty to fifty more turbines under the state’s siting office, which does not need town approval. Lyonsdale is southern Lewis County. Ask the seller whether they have signed any wind lease, option or easement, and have the title search cover the county clerk’s records for one.
Sold twice, doubled once. $113,000 in 2015, $225,000 in 2020, and $239,000 now. The 2020 price is the one that matters, and the ask is six percent above it after six years and a renovation. Ask what the renovation cost and when it was done.
The propane stove, the electric heat, and the drum. The listing gives propane heat and a propane stove. The county gives electric hot air. The bathroom photo shows a blue drum beside the toilet. Ask what heats the house when nobody is there, what the drum is for, and what the electric service is, because the listing left the amperage at zero.
Frontage length zero. The listing says riverfront and then gives a frontage of zero. The tax map shows the lot running from the road to the river. Ask for the survey and the deed’s description of the river line, and whether the bank the fire ring sits on is inside it.
