A 2010 log-sided cabin on 5.03 unrestricted acres with a creek outside Lancing, sold for $104,500 in September 2024, remodeled, and back at $234,900 with a 1/200 share of a 290-acre hunting tract on the Obed, listed from an Illinois number through an online brokerage
This is a 1,089-square-foot cabin built in 2010 on 5.03 acres off Old Stage Coach Trail near Lancing, in Morgan County, Tennessee, on the Cumberland Plateau a few miles north of the Obed River. The listing says it was remodeled: floors, kitchen, bath, HVAC, plumbing and a tankless water heater. It sold for $104,500 in September 2024, was listed at $239,900 on August 13, 2026, and was cut to $234,900 on August 31. The remarks say the acres are unrestricted with no HOA, and that the purchase includes a 1/200 ownership share of a 290-acre hunting tract with two and a half miles of Obed River access. The agent’s number carries an Illinois area code and the brokerage is an online one.
The land and setting
The photos show a wooded lot of hardwoods with a rock outcrop near the cabin, a creek running over stones under rhododendron, and, from the air, unbroken forest with a dirt track leading in and cleared fields to the north. The listing gives the lot as wooded, level and rolling, with a creek as the waterfront feature and a country view. The county record gives 5.03 acres, Lot 7, which means the acre count comes from a recorded plat even though the remarks call it unrestricted.

Lancing sits between the Obed Wild and Scenic River, which the National Park Service manages, and the Catoosa Wildlife Management Area, which the state manages. The listing’s coordinates put the cabin about two and a half miles north of the Lilly Bridge on the Obed and on the opposite side of Lancing from Catoosa. Nothing in the listing says the parcel borders either one.

The house
The cabin is one story, log and frame per the listing, with a metal roof and a crawl space, and a deck that wraps two sides with a cable rail and french doors. Inside, every wall and ceiling is wood, some of it set in a diagonal chevron, over dark stained floors the listing calls hardwood. The floor plan in the listing shows a living room of about 19 by 18 open to a kitchen of about 12 by 11 with an island, a foyer, a hall with laundry, a bath of about 8 by 8, and two bedrooms of about 11 by 12 and 12 by 12. The kitchen has dark cabinets, butcher block counters and stainless appliances. The bath has a tub with a surround and a dark vanity. There is an electric fireplace.

Heating is central, propane and electric, with central air and ceiling fans. Water is a well and sewer is a septic tank per the listing. The county record says otherwise on both, and on the heat. The listing says the HVAC, plumbing and water heater are new.

What to know before you call
Twenty-five images, ten short of our standard. Zillow and Redfin each carry the same 26 images in the same order, which we confirmed with a perceptual hash. Zillow’s are sharper and we used them: 22 photographs, two aerials with a pin on the cabin, and one floor plan, leaving out a second copy of the plan. Not shown: the well, the septic, the water heater, the crawl space, the road in, the propane tank, the hunting tract, and the river.
The furniture is not there. The bedroom photo is marked virtually staged. The living room appears furnished in one photo and empty in three others taken from the same corners. Read the house as empty.
An Illinois number and an online brokerage. The agent’s number, 217-306-2759, is a central Illinois area code on a Tennessee listing. Zillow lists the brokerage as CURB with an 888 number. Redfin prints neither an agent nor a brokerage. CURB’s own website describes it as a 100 percent commission online brokerage with agents in Tennessee, Georgia and California. None of that is a problem, but ask where the agent is, whether they have seen the house, and who shows it.
The county disagrees with the listing on the basics. The county record has no bedrooms, public water, public sewer, radiant heat on piped gas, and a pier foundation. The listing has two bedrooms, a well, a septic tank, central propane and electric heat, and a crawl space. One of them is out of date. Ask for the well log, the septic permit from the Morgan County office of the Tennessee Department of Environment and Conservation, and the permits for the remodel. If the county has never recorded bedrooms, ask whether the septic system is sized for two.
Sold three times in three and a half years. It sold for $107,000 in May 2021, $94,900 in April 2022, and $104,500 in September 2024. It came back two years later at $239,900, which is 130 percent above the last sale, and was cut once. The remarks describe a remodel of the floors, kitchen, bath, HVAC, plumbing and water heater. Ask for the receipts and permits, and for an appraisal, because the county’s appraised value is $47,100.
Tennessee taxes and the reappraisal. Tennessee assesses residential property at 25 percent of appraised value, and the appraised value moves only at reappraisal, which each county runs on a four, five or six year cycle. Morgan County’s last reappraisal was 2021 per the state’s assessment data. The $320 bill rests on $47,100. A sale at $234,900 gives the assessor a number, and the next reappraisal will use it. Ask the Morgan County assessor when the next reappraisal takes effect and what the bill would be at the sale price.
Greenbelt. Tennessee’s greenbelt program needs 15 acres for agricultural or forest land and three acres for open space. At 5.03 acres this parcel cannot qualify as farm or forest on its own, and the listing does not say it is enrolled. Ask the assessor whether it is, because rollback runs three years for farm and forest and five for open space.
The 1/200 share. The remarks include a 1/200 ownership of 290 acres of hunting land with two and a half miles of Obed River access. Nothing says where the tract is, whether the share is a deeded tenancy in common or a membership in a club or an LLC, what the dues are, what the rules are, whether the share conveys automatically, or who the other 199 owners are. Ask for the deed or the operating agreement, the bylaws, the last year of dues, and the tract’s parcel numbers. Then check whether any of the river frontage lies inside the Obed Wild and Scenic River boundary. The Park Service has acquired most of the authorized acreage there by purchase and easement, and private land inside the line carries limits on what an owner can do with it.
Federal and state land. The parcel does not appear to border the Obed or Catoosa from the listing’s coordinates, but ask. If access to the cabin or to the hunting tract crosses Park Service or Wildlife Resources Agency land, ask how the right of way is held and whether it is recorded.
The road. Old Stage Coach Trail is not described. The aerial shows a dirt track in. Ask whether Morgan County maintains it, whether the last stretch is a private drive or an easement over a neighbor, and who plows it.
Unrestricted, on Lot 7. The remarks say no HOA and no restrictions. The county record calls it Lot 7, which means a plat. Ask the title company to pull the plat and any recorded covenants before you rely on unrestricted.
