This is a cabin of 700 square feet on 0.75 wooded acres on County Road 646 in Rogers Township, Presque Isle County, Michigan, about ten miles from Rogers City. The listing gives one bedroom and one half bath, and the remarks describe an off-grid camp on a generator with propane for the refrigerator and range, a bunk room with a half bath, a common room with the kitchen, a covered outdoor area, a wood shelter, a shed and an outhouse, on a maintained road and directly on Snow Trail 996, with state land and Lake Huron each less than a mile away. It was listed on September 6, 2026 at $75,000. The county record shows it sold for $49,000 in June 2022. It is listed by the same agent and brokerage as the island cabin on Lake Winyah near Alpena.
The cabin
The photos show a brown one-story cabin with a white door and a covered porch at the end of a gravel yard in hardwoods, a fire ring, a propane tank against the wall, and a drive through the woods. Inside, the walls and ceiling are unfinished sheathing with string lights and chandeliers, a wood stove on a stone-faced wall, a kitchen along one wall with oak cabinets and a sink, a dining table, armchairs, and a bunk room with two beds and a futon behind french doors. A small room holds a toilet and a cabinet. A jug sits on the counter by the coffee maker. The listing counts a tankless water heater, and a propane line runs along a wall in the photos. The outhouse stands in the woods behind.

The listing gives the bedroom at 20 by 18 and the living room at 18 by 18, heat as space heater, propane, wood and forced air, one wood-burning stove, a slab foundation, wood siding, no basement, a deck, three or more parking spaces, and cottage as the style. Construction is listed as 1990. The county record says 2009.

The water and the sewer
The listing’s fields say private drilled well and septic tank. The remarks say the cabin is off-grid, runs on a generator, and has an outhouse. The photos show a toilet with a cabinet beside it, a water jug on the kitchen counter, a propane line along a wall, and the outhouse inside and out. No photo shows a sink with running water, a shower, a pressure tank or a well head. The listing, the remarks and the photos describe three different plumbing situations.


The lot and the setting
The listing gives 0.75 acres, wooded, with 100 feet of road frontage and no body of water. The county record gives 0.72 acres in one parcel with a metes and bounds description in Section 29 of Rogers Township. Reverse geocoding the coordinates confirms Rogers Township in Presque Isle County. US 23 runs about half a mile east on the map, and County Road 646 is unpaved where it passes the parcel. The remarks put state land and Lake Huron each within a mile, a boat launch three miles off and a deeper one at five and a half, Hoeft State Park at six miles and Rogers City at ten.

What to know before you call
Well, septic, or outhouse. The listing fields say a private drilled well and a septic tank. The remarks say off-grid, a generator and an outhouse. The photos show a toilet beside a cabinet, a jug on the counter, and an outhouse. Ask which is true. If a well exists, ask where the head is, whether it is drilled or driven, whether it has a pump and what powers it, and for a water test. If a septic system exists, ask for the Presque Isle County permit and whether the toilet in the photo is connected to it or to a holding tank or to nothing. If the outhouse is the sewer, ask whether the county allows it and whether the toilet inside drains anywhere. The tankless water heater in the listing means someone intended running water. Ask whether it has ever run.
Three tax figures. The county record shows $714 in 2022, $1,131 in 2023, $1,185 in 2024 and $365 in 2025. The listing prints $1,754. The 2023 jump fits Michigan’s uncapping: the property sold in June 2022, and the taxable value reset to the state equalized value the following year. The 2025 drop to $365 does not fit anything the sources show. It could be a principal residence exemption granted, a board of review reduction, or a partial bill in the county feed. The listing’s $1,754 is higher than any year on the record. Ask the Rogers Township treasurer for the 2024 and 2025 bills as issued, the state equalized value and the taxable value, and whether any exemption is on the parcel. Then figure your own bill at the equalized value, because a sale to you uncaps it again.
1990 on the listing, 2009 at the county. The listing says built in 1990. The county record says 2009, and the parcel’s taxes jump between 2013 and 2014 in a way that fits a new structure going on the roll then. Ask which year is right and whether the cabin was permitted when it was built, because a 2009 cabin with an outhouse is a different question for the county than a 1990 one.
Six hundred eighty-four feet and a full bath, or 700 and a half. The county records 684 square feet, one full bath and no bedrooms. The listing gives 700 square feet, one bedroom and one half bath. The photos show one toilet room and no tub or shower. Ask what the county counted as a full bath.
State land and Lake Huron, within a mile. The remarks say state land is less than a mile away and Lake Huron less than a mile, with a boat launch at three miles. The parcel does not claim to border either. The federal protected areas layer we queried shows no public land within 1.5 kilometers of the listing coordinates. That layer can lag Michigan’s own records, so treat the distance as unverified rather than wrong, and ask the agent for the nearest state land by road. Great Lakes shoreline rules, the critical dune and high risk erosion programs, apply to lots on the Lake Huron shore and do not reach an inland parcel a mile from it.
A gravel county road and a snowmobile trail. The listing says the road is gravel and the remarks say maintained. Nothing says who plows County Road 646 in winter or whether the Presque Isle County Road Commission keeps it open past this address. The cabin sits directly on Snow Trail 996 per the remarks, which means groomed traffic past the door all winter. Ask about plowing, and ask where the trail easement runs relative to the parcel.
Michigan taxes on a camp. A cabin that is not a principal residence pays the 18 school operating mills a homestead does not, and the taxable value uncaps to the equalized value when it changes hands. On a $75,000 sale the equalized value would be about half of that. Ask the assessor for the equalized value before you assume the listing’s figure or the county’s.
Not in a forest program. At 0.75 acres the parcel is under the minimum for the Commercial Forest and Qualified Forest programs, and the tax history is at general rates. There is nothing to withdraw from.
Twenty-three photos, the broker’s full set. Zillow carries 23 photographs and we used all of them. Redfin’s record is the 2021 listing, with 12 photos from before the last sale that match none of these. There is no aerial, no map and no view of the road. Not shown: the shed, the wood shelter, the covered outdoor area from outside, the generator, the well head, the septic field, and the lot beyond the yard. Nothing is virtually staged.
