An unfinished compound on 6.46 acres in the Town of Wausaukee: a two-story main home listed at one bedroom and 768 square feet with concrete floors and a wood stove, a second house the remarks say could hold three bedrooms, two garages with lofts, a pole shed and an unfinished in-ground pool, sold as bare land for $32,000 in 2016 and asking $244,900 after one cut
This is 6.46 acres in the Town of Wausaukee, Marinette County, Wisconsin, with a cluster of buildings the remarks call unfinished construction: a main home the listing counts as one bedroom, one bath and 768 square feet, a second house the remarks say could hold three bedrooms and a bath, two garages with lofts, a pole shed, a small cabin, and an in-ground pool that was never finished. The remarks say Cedarville Creek runs through the land and that the local building inspector has permitted occupancy. The parcel sold for $32,000 in July 2016, when it was bare land on the tax roll. It was listed on July 6, 2026 at $259,900 and cut to $244,900 on August 7. This is the second Wisconsin property we have written up, after the off-grid cabin near Long Lake.
The land and setting
The aerials show a cleared compound in unbroken forest, with the main home and the pool at the top of a slope, the second house and the garages along a gravel yard, a green-roofed pole shed, and a small red cabin at the edge of the trees. One photo shows a clear creek over stones under the trees. The listing gives the lot as 6.46 acres, wooded, rural and not in a subdivision. The county record gives 6.46 acres in one parcel in the north half of the northeast quarter of Section 6, Town 34 North, Range 21 East, with a metes and bounds description.

Reverse geocoding the listing coordinates confirms the Town of Wausaukee in Marinette County, which matches the address. The Forest Service’s layers show no national forest at or around the point. Roush Road is a local road, and county forest roads run within a mile.

The buildings
The main home per the listing is a ranch built in 2018 with 384 square feet up and 384 down, a full finished basement, a lower level bedroom of 12 by 14, a family room of 10 by 19, a kitchen of 5 by 10 and a living room of 10 by 15, three wood-burning fireplaces, heating listed as other, window units for cooling, vinyl siding, a poured concrete and slab foundation, a well and a conventional septic. The photos of it show a two-story house with a green hip roof on a block lower level, concrete floors, a wood stove on a stone hearth, a kitchen of open plywood shelves, a bedroom, a bathroom with a vanity, a cedar sauna, a composting toilet in a cedar closet, a tanning bed in the main room, and a laundry in the lower hall.

The second house in the photos is a red two-story box on a block lower level with a finished kitchen with stainless appliances, a living room with a sofa, a bathroom with a log vanity and a toilet, a bedroom with a bed, and a wood stove. The first garage has a loft with french doors onto a balcony, unfinished inside. The second garage is a tall red building with loft windows. A garage interior shows a wood stove and firewood. The small cabin has a red floor, a bench under the windows and a wood stove flue. The pool is a concrete in-ground shell with a fence, holding brown water.

The listing excludes the seller’s personal property, a sawmill, the tanning bed and the Starlink.

What to know before you call
Unfinished, and permitted for occupancy, per the remarks. The remarks say the buildings are unfinished construction and that the local building inspector has permitted occupancy. Those are two different things. Ask the Town of Wausaukee building inspector for every permit on the parcel since 2016, the occupancy permit for the main home, whether the second house has one, and what final finishes remain on each building. Ask for the Additional Home Information document the remarks mention, because the listing site does not show it.
One bath in the listing, two in the photos. The listing counts one bedroom and one bath in the main home. The photos show a full bath in the main home and a second full bath with a toilet and a log vanity in the second house, plus a composting toilet and a sauna in the main home. If the second house is plumbed, it needs to be on the septic permit. Ask how many bedrooms the septic was permitted for and which buildings drain to it.
The second house is not in the count. The remarks say it has potential for three bedrooms and a bath. The listing’s square footage, bedrooms and baths cover only the main home. The photos show the second house with a finished kitchen, a sofa, a bed and a wood stove, which is more finished than the main home’s plywood shelves and concrete floors. Ask which building the seller lived in, whether both are on the assessment, and whether the county lists the second house as a dwelling.
Bare land in 2016, $118,300 in 2025. The parcel sold for $32,000 in 2016 with $7,000 of improvements on the roll. Improvements rose to $101,500 by 2020 as the buildings went up, and the assessment has sat at $118,300 since. Wisconsin towns assess at their own level and the state equalizes: the Department of Revenue’s 2025 ratio for the Town of Wausaukee is 0.566, which puts the assessment at about $209,000 in full value. The ask is $244,900. Wisconsin does not cap assessments, and a sale is evidence at the next revaluation. Ask the town assessor when it last revalued.
The creek, and shoreland zoning. The remarks say Cedarville Creek runs through the land, and one photo shows a creek. The listing gives no frontage. OpenStreetMap shows no named waterway within two miles of the coordinates, which does not mean the creek is not there, only that it is small. If it is navigable, Wisconsin’s shoreland rules through the county ordinance set a 75-foot structure setback from the ordinary high water mark and a vegetated buffer along the bank. The main home sits above a slope with a boardwalk down it. Ask Marinette County zoning whether the creek is navigable, where the setback line falls, and whether any of the buildings or the pool sit inside it.
Flood. Zillow and Redfin print Zone X. The National Flood Hazard Layer returns no polygon at the coordinates, so no digital flood map covers the point. With a creek through the land, ask the county for its paper panel.
The pool. An in-ground concrete pool, unfinished, fenced, holding brown water. Finishing a pool in northern Wisconsin means a liner or plaster, equipment, a heater if you want to use it before July, and winterizing. Filling it in is also a cost. Either way it is a liability until one or the other happens. Ask what was installed and what the seller’s plan was.
Wood heat and window units. Heating is listed as other and the listing counts three wood-burning fireplaces. The photos show wood stoves in the main home, the second house and a garage. Nothing lists a furnace, a boiler or a heat pump. Ask what heats each building when nobody is feeding a stove, and what the electric service is.
Not in Managed Forest Law. At 6.46 acres the parcel is under the 20-acre minimum, and the tax history is at the general rate, so there is no enrollment, no withdrawal tax and no public access to inherit.
Public land. The Forest Service layers show no national forest at or near the point. County forest roads run within a mile, which puts Marinette County Forest nearby. The listing does not say the parcel borders any of it. Ask for the survey and the adjoiners.
Roush Road in winter. The road is a local road per the map and the listing does not say who maintains or plows it. The remarks ask that nobody drive in without an appointment. Ask the Town of Wausaukee whether Roush Road is a town road plowed to this address, and what the drive is like in March.
What conveys. The seller excludes the sawmill, the tanning bed and the Starlink. Everything else in the photos, from the appliances in the second house to the four-wheeler by the door, is a question. Ask for a written list.
Thirty-five of 78 photos. Zillow and Redfin each carry the same 78 images in the same order, confirmed by perceptual hash. Zillow’s are larger and we used 35: the main home outside and in, the pool, the second house outside and in, both garages and a loft, the cabin, the creek, and the aerials including the one with the parcel outlined. Left out: 43 near-duplicate frames of the same rooms, garages, pool and aerials. Nothing is virtually staged. Not shown: the inside of the pole shed, the well, the septic, the road, and the creek’s course across the parcel.
