This is an A-frame built in 2008, 1,017 square feet with three bedrooms and two baths per the listing, on 6.5 cleared acres off Toms Creek Road in the Pine View area of Perry County, Tennessee, west of Linden. The remarks lead with views of the Tennessee River, and the aerials show a bay of it beyond the neighboring farms. It came on as coming soon on September 1, 2026 at $274,900. It sold for $130,000 in March 2019 after a listing that, in the copies still on aggregator sites, called it a two-bedroom unfinished A-frame. The remarks say the interior is freshly painted with new laminate floors, and that professional photos are coming.

The land and setting

The photos show a cleared hillside of mown grass with a few standing trees, the A-frame near the top, a storage shed beside it, and a gravel drive down to the road. The listing gives the lot as cleared, level, with views. The aerial with the parcel outlined shows a rough rectangle of pasture with woods on three sides. One aerial looks northwest past neighboring fields to a wide bay of the river. The listing calls the view a lake view and a water view, and the remarks call it the Tennessee River. Both are right: this stretch is Kentucky Lake, and the bay is Toms Creek Bay.

Nothing in the listing gives water frontage or access, and the outlined parcel does not touch the water. Toms Creek has a boat dock and ramp on the bay. The Buffalo River runs through Linden itself, to the east.

The listing gives one story and two stories in adjacent fields, an A-frame of wood siding under a metal roof on a crawl space, laminate floors, central zoned heat, central air and other cooling, an electric range and oven, and a refrigerator, microwave, washer and dryer included. The photos show a main room open to a kitchen with cherry cabinets and stainless appliances, a stair behind a barn-wood wall, french doors and windows onto a deck that runs along one side, a main level bedroom with two windows, and an upstairs under the peak with a triangle window, mini-split units on the walls, and doors into the eaves. There are two bathrooms, one with a counter sink and one with a bowl sink on a wood vanity, and two shower stalls. A stacked washer and dryer sits in a closet. Every room is empty and freshly painted.

Water is public per the listing. Sewer is a septic tank. Power is not listed, though a line runs to the house in the photos and two satellite dishes hang on it. The shed is a barn-style building with a red metal roof and double doors.

What to know before you call

The river is a view, not a frontage. The remarks say views of the Tennessee River and beautiful water views, and the aerial delivers them: Toms Creek Bay lies beyond the neighboring fields to the northwest. The parcel outline in the listing’s own aerial stops well short of the water, and the listing gives no frontage, no dock, no ramp and no access easement. The view crosses other people’s land, and nothing stops them from planting trees. Ask whether any recorded access to the bay comes with the deed. Assume not.

Flood. The house sits high on a cleared hill, and the National Flood Hazard Layer puts the house point in Zone X with minimal hazard, which is what Redfin shows too. Zillow does not print a zone for this listing. The bay below is Tennessee Valley Authority water with a managed pool, and none of this parcel appears to reach the flowage easement line. Ask anyway, because TVA holds easements on land around Kentucky Lake below a set elevation.

Two bedrooms became three, in 1,017 square feet. The 2018 listing that ended in the $130,000 sale is still copied on aggregator sites, which describe a two-bedroom, two-bath unfinished A-frame. This listing says three bedrooms and two baths, with one bedroom on the main level. The photos show one main level bedroom and an upstairs that reads as two rooms under the roof with doors into the eaves. Ask which room became the third bedroom, what finishing was done since 2019, and whether Perry County issued permits for it. A bedroom count also has to match the septic permit, so ask how many bedrooms the septic system was permitted for.

One story and two. The listing says levels one and stories two. It is an A-frame with an upstairs. An appraiser will call it one and a half or two, and a lender does not care, but it is a sign of a listing filled in quickly, and the remarks say the professional photos are still coming even though the gallery already looks professional. Expect the gallery and the facts to change.

No county record anywhere. Neither site carries a Perry County record for this parcel: no assessed value, no tax history, no bedroom count, no acreage from the assessor. The $891 tax figure and the 6.5 acres are the listing’s alone. Ask the Perry County assessor in Linden for the record card and the assessment. Tennessee assesses residential property at 25 percent of appraised value, and the county reappraises on a four, five or six year cycle. Ask when the last one was and when the next one comes, because a sale at $274,900 on a property that sold for $130,000 seven years ago will move the assessment at the next one.

Greenbelt. Tennessee’s greenbelt program needs 15 acres for agricultural or forest land. At 6.5 acres this parcel cannot qualify under either, and the listing does not say it is enrolled, so there is no rollback to inherit. Open space needs three acres and a local plan, and nothing suggests it here.

A Los Angeles number and a Nashville brokerage. The agent’s number, 323-556-1951, is a Los Angeles area code. Benchmark Realty’s number is a Nashville area one, roughly a hundred miles from Linden. Redfin prints no agent or brokerage at all. Ask who shows the house and how far away they are.

The doubling. Sold for $130,000 in March 2019 after listing at $150,000. Asking $274,900 now, 111 percent more, on new paint and new laminate, a finished upstairs if that is what happened, and seven years of Tennessee river-view demand. At $270 a square foot for 1,017 square feet, the acres and the view carry the price. Ask for an appraisal.

Road and drive. Sunset Road turns off Toms Creek Road, and the aerials show a gravel drive up the hill to the house. The listing does not say who maintains Sunset Road or whether it is a county road or a private one. Ask the Perry County highway department.

Utilities on other land. Public water is listed, and the line to the house comes from somewhere. The photos show a power line to the house from the direction of the road. Ask where the water meter is and whether the water and power lines cross a neighbor’s land to reach the house.

The shed. The listing calls it a storage shed. It is a barn-style building with a metal roof and double doors. Nothing says whether it is on the assessment, and with no county record it cannot be checked.

Zillow’s are larger and we used them all: 27 photographs and one aerial with the parcel outlined. Nothing is virtually staged. Every room is empty. Not shown: the crawl space, the septic, the water meter, the road, the inside of the shed, and a straight view of the water from the deck.
