Five Kentucky Homes on Acreage, All Listed Under $300,000

This is the companion to our YouTube video on five Kentucky houses that come with land. All five are listed between $160,000 and $275,000, all five sit on 2 to 9.5 acres, and four of the five are in the eastern coalfield counties of Pike, Perry and Knott, with the fifth in Hickman County at the far western tip of the state. Every one of them has either been cut in price or pulled and relisted, and on every one the county record either disagrees with the listing or says nothing at all.

The facts below come from the listings and the public-record panels attached to them, nothing else. Where the listing is silent, we say so. Full facts tables, photo sets and the closing assessments will follow in separate property posts for the ones that earn them. 6290 E KY 58, Clinton, KY 42031

$275,000. Three bedrooms, two baths, 3,346 square feet, 2.5 acres, built 2004. Hickman County, in the far west between the Mississippi and the Tennessee line.

The listing describes a custom multi-level house with an in-law suite, a sunroom, a whole-house generator and an elevator, plus two detached buildings, one a workshop and the other for RV and boat storage. Heat is propane, cooling is central air, water is a well and the property is on septic. The listing agent is Lorri Hillyard at Better Homes and Gardens Fern Leaf Group, ImagineMLS #26014259. What makes it worth a look is the square footage per dollar and the accessibility. An elevator and a ground-floor suite in a house of this size, at this price, is worth noticing, and the photos show finished rooms on every level, a full-width porch, a sunroom lined with windows, and a garage with a car parked in it. It has been on the market 71 days this time and has been cut four times since it listed on April 4 at $325,000, most recently to $275,000 on August 28. It was also listed in 2023 at $349,900, cut to $329,900, and withdrawn that September.

Reconcile before offering: the county record does not match the listing. Hickman County shows one bedroom, 3,120 square feet and a 2000 build date against the listing’s three bedrooms, 3,346 square feet and 2004. That is the kind of gap that comes from an addition or a conversion that never made it into the property card, and an appraiser will start from the county’s figure. Ask which rooms count as bedrooms under the septic permit, and ask for the elevator’s service history. Taxes were $1,951.67 in 2025.

39135 State Highway 194 E, Phelps, KY 41553

$160,000. Three bedrooms, two baths, 2,420 square feet, 4.18 acres, log home built 1984. Pike County, near the Virginia and West Virginia lines.

The listing gives a metal roof, a two-car garage, central air, public water and a septic tank, and says in its own words that the house needs some polishing. The listing agent is Norman Jones at Big Sandy Realty, 606-433-1444, EKAR #125068.

The reason to look is the price against the size. It is 2,420 square feet of log house on four acres for $160,000, which is $66 a square foot, and the photos show sound log walls, a wraparound deck, a stone-veneer foundation and a kitchen with granite counters and dark cabinets. It has been on the market 427 days. It listed June 27, 2025 at $210,000 and has been cut six times, most recently to $160,000 on July 20. It last sold in 2011 for $115,000.

Reconcile before offering: the condition and the bath count. The photos show bare rooms, debris on the floors, a bathroom with the vanity door hanging open and a kitchen with a trash bag in the middle of it. Polishing may be understating it, and 427 days with six cuts says buyers have been in and walked back out. The county has the house at one and a half baths against the listing’s two, and the MLS lot-size field reads “.5” against the 4.18 acres given elsewhere on the listing and the county’s 4.17. Taxes were $1,576.35 in 2024.

10 Gorman Ridge Rd, Hazard, KY 41701

$219,000. Three bedrooms, two baths, 1,830 square feet, 2.06 acres, log home built 1985. Perry County, inside the Hazard city limits.

The listing describes a rock fireplace, cathedral ceilings and a full unfinished basement, with a heat pump, central air, public water and public sewer. The listing agent is Michelle Jones at Re/Max Legacy Group-Hazard, 606-487-9544, EKAR #128644.

The pull here is a log house with city water and sewer on two acres in town. The photos show refinished wood floors, a floor-to-ceiling stone fireplace under exposed beams, a kitchen with wood cabinets and a stainless refrigerator, and a deck looking out over the ridge. It has been on the market 112 days, listed May 9 at $229,000 and cut to $219,000 on July 15.

Reconcile before offering: the last sale. The listing history shows it sold on March 7, 2024 for $154,150, as-is. Two and a half years later it is asking $219,000, which is $64,850 more, and the listing does not itemize what was done in between. The photos show the main floor finished and the basement stripped to the joists with insulation hanging. Ask for the receipts and the permits. The county record panel for this parcel is blank, no square footage, no parcel number and no tax history, so every number rests on the listing alone.

4156 Highway 721, Hazard, KY 41701

$184,000. Three bedrooms, two baths, 1,220 square feet, 9.5 acres, built 1965. Knott County, with a Hazard mailing address.

The listing says updated throughout, with an attached garage, a heat pump, central air, public water, a septic tank and a shingle roof. Same agent as Gorman Ridge, Michelle Jones at Re/Max Legacy Group-Hazard, 606-487-9544, EKAR #128517.

At 9.5 acres it has more land than the other four, and the photos back up the updated claim: a white kitchen, a tiled shower, a laundry room, a covered porch across the front, and drone shots of the house sitting in a mown bottom with the wooded hillside rising behind it. It has been on the market 134 days, listed April 16 at $189,000 and cut to $184,000 on June 13. It sold March 21, 2025 for $165,000.

Reconcile before offering: almost every basic fact. The listing says built 1965, the county says 1938. The listing says two baths, the county says one. The listing says a shingle roof, the county says metal. The listing’s remarks say 10 acres, its fields say 9.5, and the county’s legal description reads “9.5 AC & DW”, which is an abbreviation you will want explained, because DW usually means a double-wide. The only tax record on the panel is from 2004, at $270. None of that makes it a bad buy, but it means a survey, a permit search and a look at the county property card before the price is set.

815 Elswick Br Rd, Jonancy, KY 41538

$239,000. Four bedrooms, three full baths and one half, 2,236 square feet, 2.2 acres, A-frame built 2008. Pike County, in the Shelby Valley school district.

The listing describes an A-frame on a hill with an open layout, a kitchen island, cathedral ceilings, walk-in closets, a whirlpool tub, a security system, a metal roof and a two-car garage, with a heat pump, central air, public water and a septic tank. The listing agent is Joshua M. Blevins at Re/Max Freedom, EKAR #129076. Agent phone: Not listed.

It is the newest of the five, and the photos show a house that is finished and lived in: a great room under a wall of glass, a loft, a kitchen with an island and stainless appliances, a lower level with a tiled family room, and a mown lawn running back to the treeline. The directions put it 0.9 miles up Elswick Branch Road, then up a gravel driveway on the right. It has been on Redfin 24 days.

Reconcile before offering: why it keeps coming back. It listed February 10, 2026 at $239,000, went pending February 21, was delisted April 15, went pending again April 16, and was relisted under a new MLS number on August 4 at the same price. Two contracts in six months and neither closed. The listing does not say why. On a 2008 A-frame the usual suspects are the appraisal, the septic or the driveway, and the listing does not name a lender restriction. The remarks also say four baths where the MLS fields say three and a half. The county record panel is blank.

What the five have in common

None of these is a bargain by accident. Each one has been sitting, cut or returned to market, and each has a gap between what the listing says and what the county has on file. That is the pattern we look for, because it is where price and patience meet.
