Seven Properties Under $250,000, and the One Question Each of Them Raises
A farmhouse with a country store in Virginia, a cabin you reach by driving through a creek, a lake house with no deed, and four more. What each listing says, what the county says, and the thing to settle before you offer.

This is the companion to our YouTube video on these seven properties. Seven listings, six states, and a spread from $137,900 to $240,000. What they have in common is not the price. It is that on every one of them, something on the listing does not line up with something on the public record, or the listing itself names a condition that changes what you are actually buying.
Two of the seven cannot be financed conventionally. One has no deed at all. Three carry square footage that the county does not agree with, in one case by exactly double. Two are on rivers with no flood zone listed. That is not a knock on any of them. It is the normal state of affairs at this end of the market, and the reason we read the county record next to the listing every time.

8214 Charity Hwy, Ferrum, VA 24088
$209,900. Three bedrooms, one bath, 1,800 square feet, 14.86 acres, built 1910. Patrick County, Virginia.
The standout is that it is two buildings, not one: a 1910 farmhouse and a former country store sitting at the front of the property on Route 40, with frontage on Poplar Creek and a scatter of outbuildings behind. The listing pitches the store as a shop, an artist studio or a workshop.

Reconcile first: the utilities. No water source, no sewer, no electric provider anywhere on the listing, on a 1910 house. The 1,800 square feet is also labelled total building area without saying whether it covers the house alone or the house and the store, and Patrick County records no living area at all. A contract on it already fell through once in April.
874 County Road 480, Englewood, TN 37329
$240,000, cash only. Two bedrooms, two baths, 1,260 square feet, 5 acres, built 2000. McMinn County, Tennessee.
The standout is that it is finished and it sells furnished, down to the bedding, the television, the washer and dryer and the Wi-Fi router, with a spring-fed creek running past the cabin into a spring-fed pond. The listing itemises a 2023 refurbishment including a new septic tank, two mini-splits and custom windows.

Reconcile first: why it is cash only. The listing rules out conventional, FHA, VA and USDA financing in its first line and its last, and asks for proof of funds before a showing. It never says why. Two contracts have fallen through since April. McMinn County also records one bath and 1,122 square feet against the listing’s two baths and 1,260.
445 Wesley Lake Rd, Brownsville, TN 38012
$137,900. Three bedrooms, one and a half baths, 1,650 square feet, built 1958. Haywood County, Tennessee.
The standout is a renovated waterfront cabin inside a private 600-acre hunting and recreation club, with a 2015 addition of more than 800 heated square feet, pecky cypress walls, pine floors and a hot tub that stays.

Reconcile first: you are not buying real estate. There is no deed. Ownership transfers by bill of sale with a share of club stock, the club’s board must approve you, and the bylaws bar both permanent residence and rental use. Financing is cash or bank-side conventional only. Have an attorney read the bylaws before you offer.
1706 W Linden St, Corinth, MS 38834
$139,900. Three bedrooms, two baths, 4,758 square feet, 8.72 acres, built 1980. Alcorn County, Mississippi.
The standout is 8.72 acres of mature hardwoods inside a city’s limits, with the east boundary joining national forest land and a full basement with car storage underneath the house.

Reconcile first: the square footage. The listing says 4,758 square feet. Alcorn County says 2,379, which is exactly half, and that gap turns the advertised $29 a square foot into $59. The acreage carries three different values across the listing and the record, and the agent writes plainly that the home needs work.
148 Hidden Grove Ln, Winchester, KY 40391
$174,900. Two bedrooms, one and a half baths, 1,100 square feet, 0.41 acres, built 1968. Clark County, Kentucky.
The standout is the construction. The listing says the house was originally built from two wood rail cars, on a waterfront lot on the Kentucky River, and that it has since had new windows, a new roof, new HVAC, an updated shower and a new deck.

Reconcile first: how anyone values it. It sold for $40,901 in November 2015 and is asking $174,900 now. A house assembled from rail cars has no comparable sales for an appraiser to work from, which is a financing and insurance question before it is a charm question. Clark County records no beds, baths or square footage, one photo shows a room with a bare subfloor, and the flood zone is not listed on a riverfront lot.
140 Kenneth & Earl Dr, Clayhole, KY 41317
$140,000. Three bedrooms, one bath, 1,000 square feet, 1.9 acres, built 2015. Breathitt County, Kentucky.
The standout is the setting: an A-frame cabin on a flat pocket of ground beside a creek in a wooded hollow, with a balcony off the upper floor, public water, septic and high-speed internet per the listing.

Reconcile first: the access, which is also the selling point. The driveway fords the creek. There is no bridge in any photo. Ask what the crossing does after a hard rain and whether an ambulance will make it. The county record for the parcel is completely empty, so the square footage, the bath count and the 2015 build date rest on the listing alone, and the price has come down $40,000 in nine months.
316 Parkhurst Siding Rd, Presque Isle, ME 04769
$154,900. Five bedrooms, one bath, 1,879 square feet, 2.95 acres, built 1880. Aroostook County, Maine.
The standout is the frontage and the trail. The listing describes a farmhouse on 2.95 acres between Presque Isle and Caribou with frontage on the Aroostook River, and says the Aroostook Valley Trail runs through the property, with ITS 88 snowmobile access noted in the earlier listing. It also says the property includes two separate lots.

Reconcile first: what is finished and what the county thinks it is. The listing says the main level has numerous cosmetic updates while the upstairs is a blank canvas ready for your finishing touches, which is a polite way of saying unfinished. Aroostook County records 1,464 square feet on 2.07 acres against the listing’s 1,879 on 2.95, and it sold in March 2026 for $123,000, five months before this $154,900 listing.
What to take from the seven
The pattern across all of them is that the listing and the county record are two different documents written for two different purposes, and the gap between them is where the money is. Three of these seven have square-footage discrepancies, one of them a clean doubling. Two have county panels that are entirely blank. Two are on rivers with no flood zone stated. Two cannot be financed the usual way, and one of those cannot be financed at all in the ordinary sense because there is nothing to attach a mortgage to.
